Overview
In this role you ensure environmental conditions are controlled through maintenance of M&E systems across a site. You will perform planned and reactive maintenance on mechanical and electrical plant, diagnosing faults from alarm data and graphical information. You’ll manage subcontractors, operate permit to work procedures, and maintain accurate CMMS records to support uptime and safety. The role focuses on safe, efficient operation and close coordination with BGIS staff, client representatives, and contractors to deliver reliable building services.
Responsibilities
- Conduct routine PPM on mechanical & electrical plant per site schedules
- Complete reactive and breakdown tasks and identify improvements
- Oversee subcontractors to meet contract requirements; administer approvals and safety during work
- Operate Permit to Work system per BGIS procedures and client requirements
- Rectify plant faults promptly to keep systems in service
- Maintain availability of spare parts and provide estimates for remedial works
- Prepare method statements and risk assessments for tasks
- Foster good working relationships with BGIS staff, subcontractors and client reps
- Ensure safe working environment including PPE and uniform compliance
- Keep plant rooms secure, clean and locked; ensure quality of workmanship
- Supervise and monitor subcontractors on site during maintenance
- Ensure tasks are completed with proper H&S awareness and KPI/SLA compliance
- Keep Maximo CMMS up to date with accurate PPM/reactive data
- Produce near-miss reports and dynamic risk assessments; escalate non-compliance
- Monitor building environment via BMS to maintain acceptable internal conditions
Key requirements
- Knowledge of air conditioning, UPS, generators, LV systems; fault finding using alarm data and graphical information
- Experience with PPM and reactive maintenance on M&E systems
- Ability to manage subcontractors and ensure safety and contract compliance
- Experience with Permit to Work systems and risk assessments
- Familiarity with CMMS systems (Maximo) and data accuracy
- Understanding of LOTO procedures and safe working practices
- Strong communication and relationship-building with clients and team
