British Living Group is looking for an experienced Senior Project Manager to join the business as we move into the next stage of growth. This is a key role for someone who can take the lead of £1m - £8m property development and refurbishment projects, including new PBSA, portfolio student accommodation, care home development, commercial-to-residential conversions, HMO projects and high-quality refurbishment schemes.
We are specifically looking for someone with experience managing projects of a meaningful scale, ideally including residential, student, mixed-use or conversion schemes in the region of £5m - £10m build cost. This is not a standard site-visiting project management role. We need someone who is practical, construction-literate and commercially aware, but also organised enough to manage programme, reporting, risk, consultants, contractors, quality, costs and handover properly.
The right person will be comfortable working closely with contractors on site, but also able to communicate competently with funders, business owners, investors, consultants and other project stakeholders. This role would suit an experienced Project Manager, Construction Manager or Development Project Manager who wants to play a key role in a growing property development and project management business.

Since 2017, we have built a strong network of investors, developers, agents, consultants and contractors, and we are now looking for an experienced Senior Project Manager to help us deliver our growing pipeline of projects. The business is hands-on, commercially focused and fast-moving. We are not looking for someone who simply attends site and passes messages around. We are looking for someone who can take ownership, identify problems early, manage contractors properly, keep projects moving and help ensure our projects are delivered professionally, commercially and to a high standard.
The Role
You will work directly alongside the Managing Director and wider project delivery team to manage live and upcoming property development and refurbishment projects. The immediate pipeline includes larger student accommodation and residential-led projects, as well as commercial-to-residential conversions and refurbishment schemes across Nottingham, Derby and the wider East Midlands.
You will be responsible for helping manage the delivery of projects from pre-start through to completion, including programme, contractor management, consultant coordination, site progress, risk management, reporting, quality control and handover. This is a practical but senior role. You will need to be confident dealing with banks, surveyors, contractors, consultants and site teams, while also being organised enough to maintain proper records, reports, action trackers and project information.
Key Responsibilities
Project Delivery- Manage live construction, conversion and refurbishment projects
- Monitor site progress against programme
- Attend site meetings and manage follow-up actions
- Identify delays, risks and issues early
- Help keep projects moving through to completion
- Manage handover, snagging and completion processes
- Ensure works are delivered to the required quality and specification
- Manage main contractors, subcontractors and site teams
- Coordinate architects, engineers, QSs, M&E consultants, fire consultants and building control
- Chase information, decisions, drawings and approvals
- Manage RFIs, design queries and site issues
- Help resolve problems between contractors and consultants
- Maintain clear communication across the project team
- Review and monitor construction programmes
- Track key milestones, risks and project actions
- Prepare clear weekly project updates
- Maintain issue logs, action trackers and risk registers
- Report clearly to the Managing Director and wider stakeholders
- Flag urgent decisions and risks early
- Help ensure projects are properly documented and professionally controlled
- Work alongside the QS and wider team on valuations, variations and cost control
- Identify potential cost risks and scope creep
- Challenge contractor claims where appropriate
- Support procurement and package coordination
- Help ensure projects remain commercially viable
- Support building control, fire strategy and compliance processes
- Track certification, commissioning information and completion documents
- Ensure practical completion and handover information is properly managed
- Help ensure projects are ready for occupation, letting or sale
