The Role
Provide best‑in‑class management surveying services. After an initial training period, take accountability for all property management workstreams across a designated portfolio, fully supported by line manager and senior colleagues. Contribute to the wider team by continually enhancing processes and help create and maintain “Places People Prefer.”
Responsibilities
- Coordinate and prepare management reports and other reporting requirements.
- Manage landlord costs and forecasts as requested.
- Maintain accurate property management systems and records, and support leasing and asset teams on new lettings.
- Process tenant applications for fit‑outs, assignments or formal variations to leases.
- Oversee service charges, calculation of caps and respond to associated queries.
- Manage arrears and payments due, supporting accounting and credit control as appropriate.
- Assist in annual insurance premium calculations and recharges.
- Ensure correct payment of rates due, support rating assessments and mitigate void costs where possible.
- Oversee preparation and works associated with EPCs.
- Manage processes associated with the property management functions.
- Ensure compliance with BL policies and best practices.
- Provide any reasonably requested support to other retail team members, including acquisitions, disposals and holiday cover.
About You
You will demonstrate resilience in facing challenges and achieving results, have a strong team ethos, a can‑do attitude, and an eagerness to learn. You need excellent verbal and written communication skills, strong business acumen and personal integrity. A real interest in management surveying/property management and a desire to bring your whole self to the role is desirable. Prior relevant work experience and appropriate qualifications (real estate degree or equivalent) are desirable.
