THE ROLE
To undertake the role of Property Manager at Norton Folgate, overseeing day to day operations and acting as main contact for all occupiers, contractors and service providers on site. Norton Folgate is a unique, mixed-use scheme in the city made up of 6 buildings, with a mix of both office and retail occupiers.
Execute British Land’s policy of providing an innovative, operationally efficient and economically competitive commercial environment for occupiers whilst enhancing the investment value of the asset. Contribute to the safety and wellbeing of all users of the building.
What You’ll Do
- Lead on property management delivery to office and retail spaces, delivering operational expertise to optimise operations, establish safe and reliable building management processes, and enhance experiences.
- Develop and maintain a professional understanding and close working relationship with appropriate occupier representatives and encourage frequent and open communication and flow of information on relevant building issues.
- Manage the production of the annual building service charge budget and management accounts coordinating the input of internal resources and ensuring strict adherence to the published programs.
- Working with the on-site building management teams, fabric managers and specialist engineering support.
- Ensure all staff are delivering the standard of service to which the building is to be maintained.
- Ensure that Health & Safety, emergency procedures and safe working practices are established, maintained and conform with current legislation.
- Act as the Responsible Person and Senior Fire Warden in the event of an emergency.
- Take all reasonable measures to ensure that occupiers remain aware of their obligations in respect of the building incident procedures and risk assessments.
- Act as custodian and ensure that all aspects of the relevant manuals are kept up to date and relevant to your property.
- Ensure all aspects of building staff training, development and general welfare requirements are identified and formally reviewed.
- Implement steps towards British Lands 2030 sustainability strategy to reduce operational carbon through improvements in building energy efficiency.
- Pro-actively procure, following the company tender guidelines where required, building and contracted services.
- Employ in practice the principles regarding Fabric Management and Long-Term Costing initiatives.
- Take ownership of British Land values ensuring that they are fully integrated into all the buildings’ services.
