THE ROLE
To take responsibility for the delivery of the day-to-day lease management, L&T services, client service delivery and reporting requirements for a portfolio, to ensure that we are providing a superior level of service. Ensure compliance with the Management Agreements and KPIs both previously agreed and those moving forward.
WHAT YOU’LL DO
- Client Liaison – Attend the Management Meetings and provide the client with recommendations where necessary. Ensure the client is happy with the reporting and response time frames.
- Support delivery of the property management function and manage operational issues to ensure satisfactory resolution, working closely with tenants and onsite teams.
- Process tenant wayleave and fitout applications and instruct solicitors as required.
- Review turnover rent clauses and assist the team administrator in the calculation of turnover rent.
- Ensure tenants have prepared EPCs and monitor expiries.
- Monitor the existing procedures and amend/update as and when necessary.
- Ensure compliance with Broadgate Estates policies and best practices.
- Ensure all statutory compliance and requirements are met.
- Providing advice on project delivery as appropriate and provision of additional services as required.
- Coordinate, assist, prepare and review the Management Reports, Service Charge Reconciliation Packs and Service Charge Budget Packs.
- Assist in the preparation and review of the service charge budget to ensure competitively benchmarked against competitors.
- Support the finance team with regard to invoicing and credit control and including overview of Management Accounts, where appropriate.
- Ensure lease events are diarised and reported to clients and their instructions acted upon.
- Oversee service charge and insurance renewals – including client liaison and presentation.
- Provide any support necessary to the Management team and where required participate in due diligence reporting.
