About the Role
An opportunity has arisen for an experienced Site Manager to join a residential construction team within a Northern regional operation. This position is offered on a fixed-term contract running through to December 2026 and will involve managing a large, live housing development.
The successful candidate will be responsible for the day-to-day management of site operations, ensuring the development is delivered safely, on programme, within budget, and to the highest quality standards.
Key Responsibilities
- Ensure full compliance on site with health & safety standards, company procedures, building regulations, NHBC requirements, and overall quality benchmarks.
- Coordinate labour, materials, and resources to deliver the build programme efficiently on larger residential developments.
- Proactively programme and manage trade contractors to maintain momentum and optimise delivery.
- Carry out quality control inspections at key stages, rectifying defects promptly to avoid additional cost, delays, or quality issues.
- Monitor and control production costs, approving contractor and trade payments where appropriate.
- Liaise with local authority building control and warranty providers, attending inspections and taking corrective action to minimise re-inspections.
- Deliver toolbox talks and site briefings to promote best practice, safety awareness, and quality standards.
- Demonstrate a proactive approach to risk management, build sequencing, and workmanship quality.
- Work closely with internal departments, external suppliers, and subcontract partners to achieve programme targets.
- Collaborate with the sales function through regular coordination meetings to ensure a smooth handover and customer journey.
- Maintain a high standard of site presentation at all times.
- Conduct new home demonstrations with customers, addressing questions and ensuring issues are resolved prior to legal completion.
- With support from senior site leadership, ensure the on-site team is well-resourced, clearly directed, and supported through effective communication, training, and development.
- Set a positive behavioural example in health & safety, organisation, professionalism, and quality of workmanship.
About You
- Member of the Chartered Institute of Builders or qualified to NVQ Level 5 in Construction Management, or a time-served trades professional with extensive multi-trade experience.
- Strong experience delivering residential schemes to an established build programme.
- Proven leadership skills with the ability to drive quality, productivity, and weekly targets through effective organisation of labour and subcontractors.
- Excellent communication skills, with the ability to explain technical detail clearly and gain full compliance.
- Strong problem-solving ability and capacity to prioritise tasks in a fast-paced site environment.
- In-depth knowledge of residential construction, including health & safety legislation, building regulations, and warranty provider standards.
- Well-rounded experience dealing directly with customers, including providing information, managing expectations, and resolving issues professionally.
