An established and highly regarded residential housebuilder is seeking an experienced Contracts Manager to join its Northern operations, overseeing a portfolio of new-build housing developments across the North West. This is a senior leadership role responsible for the successful delivery of multiple schemes, ensuring projects are completed safely, on programme, within budget, and to the highest quality standards.
Responsibilities
- Oversee the delivery of multiple residential housing developments simultaneously
- Ensure service delivery aligns with financial targets and operates within agreed budgets
- Participate in contract reviews with senior leadership and directors
- Develop and implement service plans and key work objectives to meet evolving stakeholder, client, and customer requirements
- Build and maintain strong relationships with clients, partners, and contractors to secure repeat and additional work
- Ensure appropriate staffing, succession, and improvement plans are in place to support performance and profitability
- Prepare and present performance and progress reports to board-level audiences
- Implement systems and processes to prioritise workloads and achieve contract objectives
- Drive customer satisfaction and develop relationships that support future commercial opportunities
- Lead, manage, and motivate project teams, setting clear objectives aligned with strategic service plans
Candidate Profile
The successful candidate will be an accomplished construction professional with a strong background in residential development and contract delivery.
Essential Experience & Skills
- Proven experience overseeing multiple new-build housing developments concurrently
- Strong track record managing contractor agreements and working closely with site and contractor management teams
- Experience delivering against contractual KPIs, client requirements, and agreed performance measures
- Demonstrable leadership and people-management capability
- Extensive experience managing Profit & Loss accounts within a contractual environment
Qualifications & Certifications
- NVQ Level 6 in Construction Site Management (or equivalent)
- CSCS Black (Management) or White (Academic) Card
- SMSTS
- First Aid at Work
- BREEG
- Fire Safety (low-rise flats and housing)
- Full UK Driving Licence
