Our client is seeking an experienced contract manager to ensure the subcontractors are appointed on the right terms, paid and managed in adherence to contract obligations, commercial policy and industry standard practices.
Full-time, Monday to Friday, permanent position, Remuneration Β£45,000 - Β£50,000
Key Responsibilities
- Lead the full subcontract process, preparing and issuing Invite to Tenders (ITTs), analysing returns, negotiating terms and agreeing final accounts for each trade on site.
- Set up subcontract agreements that clearly match the main contract and client requirements, covering scope, quality, risk and payment.
- Supporting the project and QS teams with valuations, variations, instructions and final accounts.
- Manage and document all changes, delays, defects and claims, dealing with issues early before they turn into bigger problems.
- Monitor subcontractor performance on site, making sure work is delivered to the agreed scope, programme, and quality standards.
- Ensure subcontractors meet all contractual, insurance, health & safety and CDM requirements throughout the project.
- Keep clear commercial records and manage package close-out, including defects, retention and final account sign-off.
Required Skills and Experience
Essential:
- Minimum 5 years of experience in the UK in subcontract management or related.
- Degree or HNC/HND in quantity surveying, construction management, commercial management or related discipline.
- Knowledge of major UK standards forms of contract (JCT and/or NEC).
- Strong commercial and financial and contract admission contract software literacy.
Desirable:
- Experience managing subcontracts on projects over Β£50m.
- Membership of a professional body (eg: RICS, CIPS, CICES).
- Bespoke client agreement or FIDIC knowledge.
