ROLE PURPOSE
The Associate Asset Manager will support the senior management and development teams in maximising the income, value and performance of the portfolio. You'll be directly involved in building landlord-tenant relationships, asset performance, strategy, refurbishments, and performance analysis of each asset.
KEY RESPONSIBILITIES
- Work closely with the external property/facility managers to ensure each asset is maintained appropriately.
- Coordinate with managing agents on service charge budgets and reconciliations, ensuring costs are efficient and recoverable where possible.
- Build and maintain relationships with tenants, addressing operational and lease-related issues in coordination with managing agents.
- Attend regular inspection and tenant meetings, feeding back on building condition, occupier requirements and re-positioning opportunities.
- Assist with asset management input on acquisitions (lease reviews, rent roll analysis, identifying value-add angles and risks).
- Support preparation of data rooms and asset management narratives for disposals.
- Track critical lease events (breaks, expiries, rent reviews) and ensure proactive strategies are in place well ahead of key dates.
- Assist in preparing and updating asset-level business plans.
- Support wider team with quarterly and annual portfolio reporting.
CANDIDATE PROFILE
Experience
- Experience in UK commercial real estate is ideal.
- Entrepreneurial and resourceful – you must be able to think outside the box and go the extra mile to deliver results.
- Basic financial modelling skills in Excel.
- Confident communicator able to deal credibly with tenants, agents, solicitors and senior internal stakeholders.
- Organised and detail-driven; able to manage multiple assets and transactions simultaneously and track critical dates.
- Proactive, commercially minded and comfortable taking ownership at an associate level while knowing when to escalate issues.
