BRG Realty Group, LLC provides an opportunity for an experienced Community Manager to lead day-to-day operations at an assigned apartment community. The role focuses on maximizing occupancy, maintaining budgets, guiding leasing and maintenance, and ensuring resident satisfaction in collaboration with the Portfolio Manager.
Essential Duties
- Supervise at least two employees.
- Maintain satisfactory occupancy and collection levels.
- Foster excellent resident relations and resolve concerns.
- Enforce lease agreements and community rules.
- Oversee maintenance activities and schedule inspections.
- Collect rent, notify residents, develop payment plans, and process deposits.
- Assist in annual operating and capital budget preparation.
- Conduct daily inspections of model and vacant apartments, ensuring curb appeal and amenity upkeep.
- Review property performance with the Portfolio Manager.
- Monitor property budget daily.
- Approve daily expenditures and issue purchase orders.
- Deliver eviction notices and represent the company in court when necessary.
- Lead and motivate leasing and maintenance staff.
- Maintain market survey data and online marketing listings.
- Implement resident relations and retention programs.
- Handle incoming calls, messages, and lead entry in Yardi.
- Inspect apartments for move-in readiness and conduct move-out inspections, preparing related paperwork.
- Apply fair housing laws and leasing regulations.
- Keep the office orderly between professional cleanings.
- File and maintain company documents such as resident forms, letters, and work orders.
- Use Yardi software.
- Perform other duties as assigned.

- Possess a valid driver’s license for company business travel.
Experience and Qualifications
- Minimum 5+ years of community or property management experience.
- Preferred 3 years of property-management experience.
- Proficient in Yardi and other property-management software.
- Valid driver’s license and auto insurance.
- Ability to travel locally and occasionally for extended periods.
