Hours: Full Time (currently part of the 4 day working week pilot)
BRC are working alongside a housing association in South Wales who are currently recruiting a Surveyor to join their Investment Delivery Team to play a key part in delivering a customer focussed service for major improvement, planned maintenance, adaptations, cyclical maintenance and neighbourhood spaces programmes.
Duties:
To provide building surveying services specifically for, but not limited to, capital and revenue investment. This may include refurbishment, cyclical, adaptation, and compliance projects.
To undertake a variety of surveys, diagnosing defects and formulating schedules of work, estimates and specifications for JCT/NEC tenders, framework contracts and direct awards.
Obtain written agreements, commission specialist surveys and reports and obtain relevant documentation to enable projects to start on site.
Inspect, monitor, and validate quality of work and health and safety compliance undertaken by external contractors and/or direct labour workforce. Requirements:
Essential:
Degree, HNC in Building Surveying, Building Construction or building related discipline.
Site Management Safety Training Scheme (SMSTS) or equivalent.
Asbestos awareness and non-licensable works (Cat B)
Institution of Occupational Safety and Health (IOSH)
First Aid at Work
Extensive knowledge and understanding of the Construction Design Management Regulations 2015, Approved Codes of Practice and Building Regulations.
Extensive knowledge and understanding of methods of construction, building regulations, risks and health and safety in the building environment.
Extensive knowledge and understanding of the Welsh Housing Quality Standard, Housing Health and Safety Rating System and other regulations relevant to the effective management of housing portfolios.
Experience of conducting methodical surveys, providing accurate specifications, and quantified and costed schedules of work/bills of quantities.
Experience of diagnosing building defects and providing cost effective solutions to building related problems.
Understanding of risk and method statements, plans of work and programmes of work.
Experience of issuing instructions to contractors and/or direct labour teams and assisting and dealing with work related issues to complete projects.
Experience of monitoring quality of work and performance of contractors and/or direct labour workforce.
Experience of resolving disputes and customer complaints.
Desirable:
The ability to speak Welsh is a desirable criteria for this role but not essential.
