BRC are working closely with a leading organisation in the social housing sector to recruit an experienced Asset Surveyor on a 12-month fixed-term contract.
This is an excellent opportunity for a property professional with strong project management, surveying and contract management experience to play a key role in delivering capital investment and improvement programmes.
Managing and delivering allocated capital investment projects from inception through to completion, ensuring projects are delivered safely, on time, within budget and to the required quality standards.
You will work closely with contractors, consultants, colleagues, customers and other stakeholders to ensure successful project delivery and value for money.
Duties
- Manage projects through pre-contract, contract and post-contract stages.
- Manage multiple capital investment projects from inception to final account.
- Undertake site inspections and ensure works comply with drawings, specifications and relevant standards.
- Monitor workmanship, materials, quality, programme and contractor performance.
- Identify and manage defects and non-compliant works through to resolution.
- Work closely with contractors, consultants, architects and engineers to resolve issues.
- Conduct site surveys and prepare specifications and tender documentation.
- Ensure projects comply with relevant legislation, including CDM, Building Regulations, Party Wall Act and asbestos regulations.
- Assist with budget management, including reviewing valuations and payment notices.
- Monitor project KPIs, costs, quality and progress, providing reports as required.
- Manage customer, contractor and stakeholder relationships, responding to queries and complaints.
- Provide technical advice and guidance to internal teams and external partners.
- Maintain accurate project records and information.
- Undertake site inspections involving working at height and accessing confined spaces where required.
- Work safely and in accordance with relevant Health & Safety policies and procedures.
Requirements
- Experience in asset management, surveying, property, construction or project management, ideally within social housing.
- Proven experience managing capital investment or improvement projects.
- Relevant HND/HNC qualification in Building Surveying, Quantity Surveying, Architectural Studies or equivalent experience.
- Experience preparing specifications and obtaining quotes/tenders.
- Strong knowledge of relevant construction legislation, including CDM, Building Regulations, Party Wall Act and asbestos regulations.
- SMSTS or equivalent.
- Strong budget management and understanding of value for money.
- Excellent IT skills, particularly Excel and Microsoft Office.
- Strong report writing, analytical and communication skills.
- Excellent organisational and prioritisation skills.
- Strong customer service, influencing and negotiation skills.
- Ability to manage multiple projects and work effectively under pressure.
- Strong problem-solving skills and a collaborative approach.
- Full UK driving licence with access to a vehicle with business insurance.
