Braxfield Recruitment is working exclusively with a London-based housing association to appoint a Surveying Manager to lead its responsive repairs, disrepair and damp & mould surveying teams. This is a hands-on operational role focused on driving repairs performance, contractor delivery and resident satisfaction across the housing stock. KEY RESPONSIBILITIES - REPAIRS Lead the day-to-day delivery of responsive repairs and damp & mould, ensuring jobs are diagnosed, scheduled and completed right first time. Manage contractor and supply chain performance against SLAs, KPIs and cost targets, holding regular performance reviews and driving continuous improvement. Own repairs performance reporting — first-time fix rates, appointment-keeping, completion times and resident satisfaction — and use it to identify and resolve service bottlenecks. Ensure repairs are delivered in line with health and safety, compliance and quality standards, including post-inspection and quality-audit checks on completed works. Manage repairs budgets and expenditure, ensuring value for money and accurate cost control across responsive repairs. Work closely with asset management, planned works and compliance teams to ensure a joined-up approach to stock condition and investment priorities. Act as the main point of contact for escalated repairs issues, complaints and MP/councillor enquiries relating to repairs delivery. KEY RESPONSIBILITIES – DISREPAIR Oversee the Disrepair Surveyors, ensuring disrepair and HHSRS cases are properly investigated and progressed alongside day-to-day repairs work. Ensure disrepair cases are managed in line with the Pre-Action Protocol for Housing Disrepair Claims and Awaab's Law reporting and remediation timescales, working with legal and insurance colleagues as needed. Ensure remedial works arising from disrepair cases are prioritised and delivered through the wider repairs and contractor resource. Provide regular, concise reporting on disrepair volumes and risk as part of wider repairs service reporting to senior management. KEY RESPONSIBILITIES – TEAM LEADERSHIP Line manage, coach and performance-manage the Repairs Surveyors, ensuring workloads are well managed and quality standards are consistently met. Provide day-to-day management of the Disrepair Surveyors within the same team, setting clear expectations and quality standards for their casework. Set objectives and KPIs across the team, and carry out regular case reviews, site audits and one-to-ones. Support recruitment, onboarding, training and continuing professional development across the team. Build strong working relationships with contractors, legal, complaints and asset management teams to ensure a joined-up, resident-focused service. ABOUT YOU Proven experience managing a responsive repairs service within social housing, with strong contractor and performance management skills. Comfortable also overseeing a disrepair caseload, with a working knowledge of the Pre-Action Protocol for Housing Disrepair Claims, HHSRS and Awaab's Law — deep specialist disrepair experience is useful but not essential. Experience managing or overseeing a team of surveyors, with strong people management, coaching and performance management skills. A relevant surveying, building, housing or construction qualification (e.g. HNC/HND, degree, or working towards MRICS/CIOB) is desirable but not essential given strong operational experience. Strong analytical and reporting skills, comfortable presenting repairs and disrepair performance to senior stakeholders. Excellent communication and relationship-building skills, with a resident-focused, practical approach to service delivery. PACKAGE Day rate of £500 – £600 (Umbrella/PAYE), dependent on experience. Hybrid working, with regular travel to sites across London. Interim contract with the strong likelihood of extension. Opportunity to shape and modernise a high-profile, board-visible service area.
