Braxfield Recruitment is delighted to be working exclusively with a leading housing association to recruit a Fire Safety Contract Manager to join their Assets & Sustainability directorate. This is a pivotal role for someone with strong technical expertise in passive fire safety, contract management and people leadership, who wants to make a genuine difference to residents' safety and quality of life.
The Role
As Fire Safety Contract Manager, you'll take a lead role in delivering a rolling programme of Passive Fire Safety Works across residential and commercial buildings. Working closely with contractors, colleagues and stakeholders, you'll ensure works are delivered safely, compliantly, on budget and to a consistently high standard while supporting and developing a small team along the way. This is a varied, hands-on role that blends programme delivery, contract and budget management, quality assurance and resident engagement.
Key Responsibilities
- Support the effective delivery of a rolling programme of Passive Fire Safety Works across residential and commercial stock
- Support the negotiation, appointment and management of fire safety contracts, ensuring value for money
- Manage, motivate and develop a small team, leading by example
- Lead contract management of Passive Fire Safety Works projects, reporting on progress, risks and performance
- Act as lead officer for relevant contracts, meeting contractors regularly to review performance
- Oversee building surveys, interpret Fire Risk Assessment findings, and translate these into specifications, schedules of work and tender documentation
- Ensure robust health & safety arrangements are in place across all works, including risk assessments, method statements and spot checks
- Implement quality assurance regimes, ensuring works are certified and accredited appropriately
- Maintain accurate compliance records and keep systems updated promptly
- Manage customer contacts and complaints through to resolution
- Support responses to enforcement bodies, including Fire & Rescue Services
- Maintain clear communication with residents throughout the lifecycle of works
About You
- Proven experience managing complex passive fire safety programmes and budgets within residential and/or commercial buildings (e.g. fire doors, fire stopping, compartmentation)
- Background in building surveying, construction or asset management
- Strong working knowledge of fire and building safety legislation, including the Regulatory Reform (Fire Safety) Order 2005, Fire Safety Act 2021, Fire Safety (England) Regulations 2022, and Building Safety Act 2022
- Experience preparing specifications, schedules of work and tender/pricing documentation from Fire Risk Assessment findings
- Experience managing specialist contractors and consultants
- Strong contract management, procurement and budget management skills
- Confident people manager with experience developing a team
- Excellent written and verbal communication skills
- Degree level qualification, or equivalent professional experience
Desirable
- Membership of a relevant professional body (e.g. RICS, CIOB, CIH)
- H&S qualification such as IOSH or NEBOSH
- Management qualification
