As a Mechanical Maintenance Engineer, you will deliver high-quality planned preventative maintenance, reactive breakdown fault-finding, and minor installation works across a varied commercial estate. This is a diverse, hands-on mechanical role where no two days are the same. We are looking for an all-round mechanical professional who combines strong HVAC/plant room engineering knowledge with extensive commercial plumbing and wet-works maintenance experience.

Key Responsibilities

  • Commercial Mechanical Maintenance: Execute daily PPM schedules, reactive repairs, and system overhauls on a wide range of commercial mechanical infrastructure, ensuring maximum asset uptime and SLA compliance.
  • Plant Room & HVAC Care: Monitor, service, and troubleshoot plant room equipment, including Air Handling Units (AHUs), fan coil units, pumps, booster sets, heating loops, and chilled water circuits.
  • Commercial Plumbing & Drainage: Take absolute ownership of commercial wet-works. Diagnose and repair defects across domestic and commercial hot/cold water systems, localized pipework pipelines, radiators, control valves, sanitaryware, and drainage networks.
  • Water Hygiene & L8 Compliance: Conduct statutory water hygiene testing, including temperature monitoring, automated system flushing, and thermostatic mixing valve (TMV) servicing in strict accordance with ACOP L8 guidelines.

Qualifications & Training:

  • Time-served mechanical engineering background with a recognized qualification (City & Guilds / NVQ Level 2 or 3 in Mechanical Engineering, Heating & Ventilation, or Commercial Plumbing).
  • Formal training in Water Hygiene / Legionella Awareness (ACOP L8) is highly desirable.
  • Hot Water Storage Systems (G3 Unvented) or an active CSCS Card is a major advantage.
  • A valid, clean UK Driving Licence is essential.

Experience Required:

  • Verifiable experience working as a Maintenance Engineer within a commercial facilities management environment (corporate offices, retail, hospitality, or public estates).
  • Strong, multi-trade competency in commercial plumbing installations, pipework repair, leak detection, and component changes (pumps, valves, actuators).
  • Confident ability to read mechanical drawings, schematics, and technical asset logbooks.
  • Meticulous eye for detail with a safety-first mindset and a professional, customer-focused approach when working in live tenant spaces.
