A well-established specialist lending brokerage based in Warrington is expanding its bridging desk and is looking for an experienced Bridging Advisor to take on a warm pipeline of cases from day one. This is a billing seat. The business has consistent enquiry flow from a mature panel of introducers, professional partners, and direct marketing channels. You won't be cold calling for cases. You will be managing live opportunities, packaging them properly, and getting them across the line.
What you'll be doing
You'll be the first point of contact for new bridging enquiries, qualifying the case, understanding the borrower's exit strategy, and identifying the right lender from a broad specialist panel. From there you'll be packaging the application, liaising with valuers and solicitors, and managing the case through to drawdown. The desk handles a mix of regulated and unregulated bridging, including light and heavy refurbishment, auction purchases, chain breaks, development exits, and commercial bridging. You'll be expected to hold your own across most of these scenarios, though the firm will support you in any niches you're newer to. You'll also be expected to maintain and develop your own introducer relationships over time. Strong performers tend to build a personal book within twelve to eighteen months.
What's on offer
- £30,000 to £35,000 basic salary depending on experience and existing client base
- 10% commission with no threshold structures designed to claw back earnings
- Overtime available for advisors who want to push earnings further during busy periods
- Established lender panel with direct BDM relationships
- Warm enquiry flow from established marketing channels and introducer network
- Office-based role with a tight, performance-focused team
- Genuine progression for advisors who want to move toward senior or team lead positions
What we need from you
- Demonstrable experience writing bridging finance cases (this is not a trainee or trainee-to-advisor role)
- Working knowledge of the specialist lending market, including familiarity with key lenders such as Together, MT Finance, Octane, Shawbrook, Precise, and similar
- Confident assessing exit strategies and identifying risk early in the process
- Comfortable managing your own pipeline and working to monthly billing targets
- CeMAP useful for any regulated bridging but not essential for unregulated-only applicants
- Strong written and verbal communication, particularly when dealing with solicitors and valuers
- A clean compliance record
