You don’t just fill a pipeline; you own it. Our client is recruiting two experienced Business Development Managers to lead deal flow for a fast-growing bridging lender. This isn’t admin-heavy or hand-holding; it’s pure deal-making. You identify the opportunity, build the relationship, close the deal, and bank the commission. Rinse and repeat. What You’ll Do:
- Build and nurture a pipeline of bridging finance opportunities (target: 1–2 deals per month)
- Identify and approach property developers, investors, estate agents, and finance brokers
- Qualify opportunities, manage deal flow, and progress cases through underwriting to completion
- Present products and competitive rates to prospects
- Manage relationships post-completion through redemption
- Maintain accurate CRM data and weekly reporting
- Attend property industry events and networking to build market presence
Your Numbers:
- Commission: 0.1% on completion (£1,000 per £1m) + 0.05% on redemption (£500 per £1m) = £1,500 per £1m full cycle
- Base salary: £75,000–£85,000 (based on experience and track record)
- Commission paid quarterly on completion, additional revenue on redemption
Essential Experience:
- You must have proven BDM experience in bridging finance, development finance, or a closely related sector. This is non-negotiable.
- Minimum 2+ years in bridging, development finance, or commercial lending business development
- Demonstrated track record of consistent deal sourcing and closing (able to evidence deals closed, values, timelines)
- Direct relationships within the property developer, investor, and broker communities
- Understanding of bridging loan products, terms, rates, and underwriting criteria
- Experience working to £1m+ deal values
- Ability to work independently and self-manage a pipeline
- Strong CRM discipline and reporting
- Comfortable with cold outreach and proactive business development
