We are working closely alongside a Local Authority in Charnwood to assist with the appointment of a Repairs and Maintenance Team Leader, on a 6-month contract, highly likely to be extended at clients discretion. Please apply with your CV for immediate consideration.

Rate of Pay: £24.00- £31.84 per hour

Summary: The Repairs and Maintenance Team Leader plays a critical role in safeguarding the health and wellbeing of Charnwood Borough Council tenants. This position is the technical lead for identifying, diagnosing, and resolving damp, mould, and condensation issues across the council's housing stock. You will ensure that all properties remain safe, habitable, and compliant with statutory obligations and the Housing Health and Safety Rating System (HHSRS). By combining technical expertise in building pathology with a resident-focused approach, you will drive effective remedial solutions and support long-term asset management strategies.

Responsibilities:

  • Conduct comprehensive technical inspections of council homes to investigate reports of damp, mould, water ingress, and structural defects.
  • Diagnose root causes by analyzing building defects, ventilation adequacy, heating performance, and environmental conditions.
  • Perform risk assessments under the HHSRS framework, prioritizing intervention for vulnerable households.
  • Prepare clear schedules of work and cost estimates for repairs and planned maintenance programmes.
  • Support the council's prevention strategies to reduce repeat cases and improve resident satisfaction.
  • Ensure all maintenance activity adheres to the Housing Act, HHSRS, and relevant health and safety legislation.

Qualifications:

  • Level 4/5 qualification (HNC/HND) in Building Surveying, Construction, Property Management, or a related discipline.

Essentials:

  • Significant experience in surveying damp and mould issues specifically within a social housing or local authority environment.
  • Detailed knowledge of the Housing Act, HHSRS, and landlord statutory responsibilities.
  • Proven experience working in occupied homes and managing sensitive or challenging customer situations with empathy.
  • Experience in producing high-quality technical reports and schedules of work for contractors.
  • A full UK driving licence and the ability to travel across the Borough is essential.
