- Multi-million-pound prime residential scheme
- 30+ high-end apartments across four blocks
- ÂŁ4-5m per unit (every light, grille and socket will be inspected)
- Pool, spa, plant rooms, risers, terraces - nothing forgiving
- Programme running through to Q1 2027
Your battlefield:
- Full ownership of the M&E package on site
- Managing M&E subcontractors who swear it’s “by others”
- Stopping joinery boxing in access you warned everyone about
- Coordinating plant, risers, ceilings and finishes before they collide
- Chairing M&E meetings where optimism meets reality
- Driving QA, inspections, commissioning and handover - properly
- Issuing close-up notices before something expensive disappears forever
- Reporting directly to the Project Director (no Chinese whispers)
You’ll need to be someone who:
- Spots problems before stone, plaster or bespoke joinery hides them
- Knows commissioning isn’t a box‑tick exercise
- Can read drawings, walk the job, and call nonsense early
- Is calm under pressure and stubborn about quality
- Has delivered high‑end residential or complex new‑build M&E before
- Procore experience is useful (will be taught) - scars are essential.
