The role:
- This isn’t a team management scenario. No supervising juniors. No babysitting. This is an autonomous, senior role where you report directly to the Directors and are trusted - genuinely - to get on with it.
- Responsible for 2 or 3 schemes at a time (£5m - c£20m).
- Design & Build | Cut & carve refurbs | New builds with basements | CAT A/B fit-Outs, all the usual technical carnage.
- JCT with CDP - the TSM obstacle course.
- You will be the technical spine of the project, dipping into pre-con, design, delivery, commissioning, and all the moments where someone whispers, We should probably ask the TSM…
Your day might involve:
- Re-routing ductwork that was drawn by someone who has never seen a ceiling void.
- Explaining (again) why the riser can’t go there.
- Turning MEP mayhem into coordinated calm.
- Saving the programme by pointing out a catastrophic clash others thought was fine.
- Keeping subbies honest on cost and scope (your sixth sense for silly prices is unmatched).
- Being the project’s technical adult - because someone has to be.
