We have an opportunity for an Estate Surveyor to join our Property department. With a growing portfolio, this position forms a key part of the Property team. You will be responsible for negotiating lease terms and rent reviews, ensuring lease obligations are fulfilled, and collaborating with Senior Management and Directors to align property decisions with wider business objectives.
The Property Department manages the retail properties occupied by the Peacocks, Bonmarche and Edinburgh Woollen Mill brands. In total, the portfolio extends to over 700 properties located throughout the UK.
Key Responsibilities:- Undertake the property management of a portfolio of shops.
- Monitor lease key dates and undertake rent reviews and lease renewals in a timely manner.
- Ensure any disputes between Landlords and Tenants are resolved promptly with the minimum disruption and cost to the business.
- Liaise with other departments to resolve operational issues quickly and efficiently with the minimum disruption and cost to the business.
- Ensure landlord lease obligations are met, particularly in relation to repairs.
- Take responsibility for the management of non-operational premises, including vacant properties, void spaces and commercial and residential sub-tenants.
- Challenge and monitor service charge statements and demands.
- Develop, manage & upkeep of the property database.
- Provide the business with a point of reference for property matters.
- Report to the Head of Estates and deputise when required.
- Will have a proven track record in a similar role.
- Good negotiation skills.
- Good knowledge of commercial leases.
- Highly commercial with a strong desire to exceed expectations.
- Open to change and able to quickly adapt within a fast-paced retail business.
- Ability to manage a diverse portfolio of businesses.
