Role Overview
The day-to-day operations of the estate\’s hard services will be a significant part of your responsibilities. You will lead service providers to ensure efficient systems and a safe working environment. Your primary focus will be managing the delivery of effective and compliant facilities management services through in-house staff, suppliers, and consultants, mainly concerning hard services.
Responsibilities
- Contribute to the preparation, monitoring, and reconciliation of service charge budgets.
- Check and approve expenditure against budgets.
- Provide excellent customer service to internal and external clients.
- Maintain communication with clients and tenants.
- Manage site-based staff, ensuring compliance with policies and procedures.
- Communicate effectively with internal teams and the wider business.
- Monitor and audit supplier work and performance against SLAs.
- Manage suppliers to ensure safe, effective, and compliant delivery of M&E services, including life safety, vertical transportation, and public health systems.
- Collaborate with specialists and procure goods/services following company policies.
- Develop and manage capital replacement programs.
- Prepare reports and participate in management meetings.
- Conduct regular building inspections and oversee necessary works.
- Ensure health, safety, and environmental legislation compliance.
- Manage environmental activities to meet statutory and industry standards, e.g., ISO14001.
- Adhere to internal procedures related to procurement, finance, compliance, and HR.
- Lead security and emergency procedures, actively participating in emergency situations.
Person Specification
Qualifications/Key Skills
- Degree or equivalent qualification.
- Building services-related qualification.
- Membership of a relevant professional body.
- NEBOSH National General Certificate in Occupational Safety and Health.
Experience
- Report writing and data analytics.
- Experience in a similar role.
- Understanding of commercial leases and landlord-tenant relationships.
- Knowledge of service charge budgets and accounting principles.
- Management of in-house and supplier staff.
- Supplier relationship management.
- Health, safety, and environmental knowledge.
- Extensive knowledge of mechanical and electrical services.
- Excellent English skills, both written and spoken.
- Proficiency in MS Office.
- Experience managing multi-site environments or large single-site environments (>300,000 sq ft, >£3m budgets).
