About BN1 Surveyors:

BN1 Surveyors is a specialist fire consultancy providing technical expertise across Fire Risk Appraisals of External Walls (FRAEWs), EWS1 assessments, retrospective fire strategies, fire compartmentation and fire door surveys, gap analysis, and Building Safety Case reporting under the Building Safety Act 2022. We combine detailed site investigation with robust technical reporting to deliver high-quality, defensible outputs for clients across the residential and mixed-use sectors.

We are seeking a Graduate Fire Safety Surveyor to play a key role in site inspections, CAD outputs, desktop reviews, and project management, supporting the full lifecycle of our fire safety commissions.

Role Overview:

We are looking for a Graduate Building Surveyor to join our Fire Safety Team. This is an entry-level development role for someone with a building surveying, construction, fire safety or related built environment background who wants to develop specialist knowledge in fire safety, external wall appraisal, passive fire protection, fire strategies and building safety compliance. You do not need to be a fire engineer or an experienced fire surveyor at this stage. We are more interested in someone who is technically curious, practical, reliable and keen to learn. The right candidate will receive structured support, training, and mentoring while contributing to site inspections, photographic records, measured surveys, intrusive investigation reviews, compartmentation surveys, fire door inspections, document reviews and technical report drafting.

The role will involve site-based work, desktop research, report writing and ongoing training. You will not be expected to act as the lead assessor or make final technical judgements at graduate level. Instead, you will work under supervision while developing the competence, experience and technical understanding required to progress within the fire safety and building surveying sector.

Key Responsibilities:

  • Assist with site inspections and surveys across a range of building types, including residential blocks, mixed-use buildings, commercial premises, schools and refurbishment projects. This may include external wall inspections, fire compartmentation surveys, fire door inspections and general building safety inspections.
  • Gather and record site evidence, including photographs, notes, measurements, marked-up drawings and construction details.
  • Support the preparation of technical reports, including Fire Risk Appraisals of External Walls, compartmentation reports, fire door inspection reports, building safety gap analysis reports and retrospective fire strategy documents.
  • Assist with reviewing drawings, fire strategies, intrusive investigation reports, product data, test evidence, manufacturers' installation guidance and other technical documents relevant to fire safety and building construction.
  • Develop an understanding of key fire safety guidance and standards, including Approved Document B, PAS 9980:2022, BS 9991, BS 9999 and relevant passive fire protection guidance.
  • Support quality assurance processes by checking reports, photographs, plans and schedules for accuracy, consistency and completeness before issue.
  • Attend project meetings, site inspections and client meetings with senior members of the team where appropriate.
  • Keep accurate records of work and manage your own tasks responsibly, while working under supervision and within agreed deadlines.
  • Take part in internal training and continuing professional development, with support towards professional membership where appropriate.

Requirements:

  • Degree or equivalent qualification in Building Surveying, Building Engineering, Construction Management, Fire Safety, Architectural Technology or another relevant built environment discipline.
  • Basic understanding of building construction, building pathology, fire safety principles or construction detailing.
  • Ability to write clearly and professionally, with good attention to detail and a willingness to develop technical report writing skills.
  • Comfortable attending site inspections, taking photographs, recording defects and working in occupied buildings.
  • Organised, reliable and able to manage your own workload with support from senior colleagues.
  • Willingness to travel to sites across the UK when required. A full UK driving licence and access to a vehicle would be beneficial.
  • Willingness to learn, take feedback and develop technical competence over time.

What We Offer:

  • Opportunity to work on high-profile and technically complex fire safety projects across the UK.
  • A role that blends site inspections, CAD design, project management and regulatory reporting, providing broad technical exposure.
  • Structured CPD support, including pathways to professional chartership (RICS, CABE, IFE) and fire safety specialisms.
  • A supportive and growing consultancy environment where your input makes a direct impact on technical delivery and client outcomes.
  • Exposure to both technical surveying and fire engineering consultancy work, with opportunities to progress into specialist or senior roles as BN1 expands.
