BN1 Surveyors is a specialist fire consultancy providing technical expertise across Fire Risk Appraisals of External Walls (FRAEWs), EWS1 assessments, retrospective fire strategies, fire compartmentation and fire door surveys, gap analysis, and Building Safety Case reporting under the Building Safety Act 2022. We are seeking a Chartered Building Surveyor to play a leading role in delivering complex fire safety commissions, including site inspections, desktop reviews, technical reporting and project management, supporting the full lifecycle of our fire safety projects.
Role Overview
This is an exciting opportunity for a chartered building surveyor with fire safety experience to join BN1 Surveyors. You will take responsibility for delivering Fire Risk Appraisals of External Walls (FRAEWs), EWS1 assessments, fire compartmentation surveys, fire door inspections and fire strategies. The role is client-facing and involves managing projects from site inspection to report delivery. You will provide technical leadership, mentor graduate and junior surveyors, helping to develop their competence and support progression towards professional membership and chartership, and ensure all outputs comply with PAS 9980:2022, BS 9991, BS 9999 and other relevant guidance, while meeting regulatory and client requirements.
We are looking for someone who is technically confident, experienced in external wall fire risk assessment, and capable of delivering high-quality, defensible technical reports. This role is ideal for a chartered surveyor who wants to specialise further in fire safety while taking responsibility for complex, high-profile projects.
Key Responsibilities
- Lead and deliver FRAEWs and EWS1 assessments on residential, mixed-use and commercial buildings.
- Conduct complex fire compartmentation and fire door surveys, including oversight of contractor installation works.
- Prepare technical reports, fire strategies and Building Safety Case inputs in accordance with regulatory guidance.
- Manage projects from site inspection through to report delivery, ensuring accuracy, compliance and clear communication with clients.
- Review and interpret architectural and construction drawings, PAS 9980 methodologies, product datasheets, fire test evidence and manufacturers’ guidance.
- Maintain a high level of technical competence and keep up to date with fire safety legislation, standards, product innovations and best practice.
- Mentor and support junior surveyors, providing guidance on technical matters and site inspection techniques.
- Attend site meetings, project reviews and client meetings, representing BN1 Surveyors professionally at all times.
Requirements
- Full membership of a recognised professional body such as RICS, CABE or MCABE C.Build E; membership of IFE would be desirable.
- Minimum of 2–3 years post-qualification experience.
- Strong understanding of PAS 9980:2022 methodology, BS EN 13501-1 classifications, Approved Document B, Regulation 7 and their practical application.
- Demonstrable experience producing high-quality technical reports and fire strategies.
- Thorough knowledge of construction materials, building envelopes, façade types and passive fire protection systems.
- Experience managing projects and coordinating with clients, contractors and multidisciplinary teams.
- Excellent written and verbal communication skills, with the ability to explain complex technical matters clearly.
- UK driving licence and willingness to travel to client sites across the UK.
