As B&M continues to expand its footprint and invest in its growing store estate, effective portfolio management has never been more important. With a diverse estate spanning retail parks, high streets and evolving store formats, we're looking for an experienced property leader to help shape our estate strategy, optimise portfolio performance and support the next phase of our growth journey.

Reporting to the Head of Real Estate & Development, the Senior Estates Manager will lead a high-performing team while driving strategic property initiatives across the estate. Combining hands‑on commercial property expertise with portfolio-level oversight, you'll play a key role in reducing occupancy costs, enhancing lease flexibility and ensuring our property decisions deliver long‑term value for the business.

What you'll be doing:

  • Leading, coaching and developing a team of Estates Managers, creating a high-performance culture focused on delivering commercial value across the portfolio.
  • Developing and implementing lease and portfolio strategies that reduce occupancy costs, improve flexibility and support long‑term business objectives.
  • Leading complex lease negotiations, landlord discussions, renewals, regears and strategic property transactions across the estate.
  • Providing commercial property insight and recommendations to senior stakeholders, supporting investment decisions, governance processes and business planning.
  • Working collaboratively with Property, Finance, Operations and Trading teams to support store performance, relocations, refurbishments and growth initiatives.

What we're looking for:

  • MRICS qualified with significant experience managing large-scale retail property portfolios within a fast‑paced commercial environment.
  • Proven leadership experience, with the ability to develop, motivate and manage high-performing property teams.
  • Strong commercial acumen and negotiation skills, with a track record of delivering measurable value through estate and lease management strategies.
  • Excellent stakeholder management and influencing skills, with experience operating effectively at senior leadership level.
  • A strategic and solutions-focused approach, capable of balancing long‑term portfolio objectives with the pace and demands of a growing retail business.
