A leading specialist contractor delivering complex structural alterations and cut & carve schemes across Central London is seeking an experienced BIM Manager to take ownership of digital delivery on technically demanding projects. This is a hands-on leadership role requiring a strong understanding of construction sequencing, temporary works, and working within constrained, live environments. You’ll play a critical role in de-risking projects, driving coordination, and using BIM to unlock buildability on challenging city-centre schemes.
Key Responsibilities
- Preconstruction
- Lead BIM input during tender stage, interrogating design information to identify risks, constraints, and opportunities specific to cut & carve and structural alteration works.
- Develop construction sequencing strategies, including temporary works, logistics, and phasing in highly constrained Central London environments.
- Oversee production of detailed 3D and 4D simulations to communicate methodology and support bid-winning submissions.
- Work closely with planners and engineers to ensure digital outputs reflect realistic construction approaches.
- Support commercial teams with model-based take-offs where required.
- Own and drive the BIM Execution Plan, ensuring alignment with complex project requirements and fast-paced delivery programmes.
- Lead BIM coordination across multiple disciplines, with a focus on structural interfaces, temporary works, and integration with existing buildings.
- Manage clash detection processes, prioritising buildability and sequencing challenges unique to alteration works.
- Engage directly with subcontractors and specialist designers to ensure BIM compliance and coordinated model delivery.
- Oversee development of federated models, ensuring accurate representation of demolition, retention, and new-build elements.
- Support site teams with clear, practical digital outputs that aid decision-making in live environments.
- Manage and maintain CDE and model-sharing platforms, ensuring accessibility and usability for all stakeholders.
- Oversee laser scanning and as-built modelling to validate works and capture complex existing conditions.
- Champion the use of BIM as a tool for risk mitigation and project certainty on complex inner-city schemes.
- Drive innovation in digital construction, particularly around sequencing, temporary works, and existing structure integration.
- Mentor and support junior team members, building BIM capability across the business.
- Collaborate with senior leadership to continuously improve digital delivery standards.
About you
- Proven experience as a BIM Manager or Senior BIM Coordinator within a main or specialist contractor environment.
- Track record/experience delivering cut & carve, structural alterations, refurbishment, or demolition-heavy projects.
- Deep understanding of construction sequencing, temporary works, and working within constrained urban sites.
- Proficient in Revit, Navisworks, and 4D planning tools such as Synchro (ASTA knowledge beneficial).
- Experience producing and managing high-quality 3D/4D simulations for construction and client engagement.
- Confident working with multidisciplinary teams and influencing site-based decision-making.
- Practical, solutions-driven mindset with the ability to translate digital outputs into real-world construction value.
