Blue Diamond Recruitment is supporting a growing house builder in the search for a Senior Quantity Surveyor to join their established Commercial team based in the West Midlands. This is an excellent opportunity for an experienced commercial professional to play a key role in the successful delivery of residential developments (100-400 units).
As Senior Quantity Surveyor, you will take ownership of the commercial management of multiple housing developments at different stages, ensuring cost control, accurate forecasting and effective subcontractor management from procurement through to final account. Working as part of a strong Commercial team, you will provide valuable commercial insight, identify opportunities for cost savings and support the successful delivery of projects across the region.
You will be responsible for the management of subcontractor accounts, including valuations, variations, payment recommendations and final account agreements. A key part of the role will involve maintaining project risk and opportunity registers, ensuring potential commercial impacts are identified, monitored and reported accurately.
You will prepare and maintain Cost Value Reconciliation (CVR) reports, cash flow forecasts, accruals and other key financial reports, providing accurate forecasting and commercial visibility across projects. Regular site visits will be required to assess progress, review valuations and work closely with site teams to ensure commercial objectives are achieved.
You will support the resolution of commercial disputes where necessary and ensure contractual obligations are effectively managed and administered.
To be considered, it is essential you have previous experience within a residential house building environment, ideally with a knowledge of COINS. You will possess a strong understanding of procurement processes, cost management and contract administration, together with experience of managing mixed tenure residential developments. A good working knowledge of standard construction contracts, including JCT and affordable housing agreements is desirable.
The ideal candidate will have a genuine interest in construction innovation, sustainability and identifying opportunities to improve project performance through effective commercial management.
