Maintenance Manager Location: Multi-Site UK Travel Required Salary: Competitive + Benefits Job Type: Full-Time, Permanent Are you an experienced Maintenance Manager with a background in hospitality, hotels, facilities management or multi-site property environments? We are seeking a proactive and hands-on Maintenance Manager to lead and develop the maintenance function across a diverse portfolio of UK properties. Reporting directly to the Chief Operations Officer, this is an exciting opportunity to play a key role in ensuring our buildings, facilities, plant and equipment are maintained to the highest standards of safety, compliance and operational excellence. This is a highly visible role that requires strong leadership, excellent organisational skills and the ability to manage both planned and reactive maintenance activities across multiple locations. The Role As Maintenance Manager, you will take responsibility for the overall management, planning and continuous improvement of the maintenance function. Working closely with the Assistant Projects Manager and wider maintenance team, you will ensure all properties remain safe, compliant, operational and well-presented. Key responsibilities will include: Operational Leadership Lead and manage the maintenance function across all UK properties. Develop and implement maintenance standards, procedures and best practices. Conduct regular property inspections and prioritise maintenance works. Support operational teams with maintenance planning and project delivery. Drive a proactive maintenance culture focused on continuous improvement. Planned Preventative Maintenance (PPM) Design, implement and manage comprehensive Planned Preventative Maintenance programmes. Develop and maintain maintenance schedules and asset registers. Monitor maintenance performance and produce management reports. Support long-term lifecycle planning and asset replacement strategies. Team Leadership & Management Provide leadership, supervision and support to maintenance personnel. Assist with recruitment, onboarding and training activities. Manage workloads and allocate resources effectively. Conduct performance reviews and support employee development. Reactive Maintenance Ensure all maintenance requests are prioritised and completed efficiently. Coordinate emergency repairs and minimise operational disruption. Monitor response times and service delivery standards. Property Inspections Carry out regular site inspections across the property portfolio. Identify repair requirements and prepare action plans. Monitor remedial works through to completion. Ensure all properties are maintained to a high standard of presentation. Contractor & Supplier Management Manage external contractors and specialist service providers. Obtain and review quotations for maintenance works. Monitor contractor performance and service standards. Ensure contractor compliance documentation is maintained and up to date. Manage service agreements and supplier relationships. Asset Management Maintain accurate asset registers. Monitor asset condition, reliability and lifecycle performance. Support capital expenditure planning and asset replacement programmes. Health & Safety Promote a strong health and safety culture throughout the business. Ensure safe systems of work are implemented and followed. Conduct risk assessments and accident investigations where required. Monitor PPE compliance and maintenance-related safety procedures. Budget Management & Financial Control Prepare and manage maintenance budgets. Monitor expenditure and contractor costs. Identify opportunities for cost savings and operational efficiencies. Ensure works are delivered within agreed budget parameters. Administration & Reporting Maintain accurate maintenance and compliance records. Track key performance indicators and maintenance performance metrics. Produce regular management reports and compliance updates. About You We are looking for an experienced maintenance professional who thrives in a fast-paced, multi-site environment and has a strong understanding of building maintenance, compliance and contractor management. Essential Requirements Previous experience in a Maintenance Manager, Facilities Manager or similar role. Experience within hospitality, hotels, facilities management or multi-site property environments. Strong knowledge of building maintenance, plant and equipment management. Experience managing maintenance teams and external contractors. Excellent organisational and problem-solving skills. Strong budgeting and financial management experience. Full UK Driving Licence. Willingness to travel across multiple UK sites. Desirable Qualifications Engineering, Building Services or Facilities Management qualifications. IOSH qualification. NEBOSH qualification. Knowledge of compliance and regulatory requirements within property and facilities management.
