As part of this growth, we are seeking an experienced and motivated Block Manager to join the team. About the Role
This is a hands-on Block Manager / Senior Block Manager position responsible for managing a dedicated portfolio of residential blocks and estates. The successful candidate will take full ownership of their portfolio, acting as the key point of contact for clients, residents, and contractors, while delivering a high standard of service. The role is primarily office-based but if you'd like 1 day wfh a week, this is doable.
Key Responsibilities
- Full end-to-end management of a residential block / estate portfolio
- Acting as the main point of contact for clients, residents, contractors, and stakeholders
- Organising, attending, and chairing AGMs and client meetings independently
- Preparing and managing service charge budgets and year-end accounts, including queries and approvals
- Ensuring compliance with all relevant legislation, regulations, and best practice
- Instructing, managing, and monitoring contractors and maintenance works
- Producing accurate correspondence, reports, and updates
- Supervising on-site staff where applicable
- Planning, prioritising, and managing workload effectively to meet business and client requirements
What We Are Looking For
- Proven experience in residential block and estate management
- Strong knowledge of the Landlord and Tenant Act and wider property management regulations
- Familiarity with RICS and TPI guidance and procedures
- Ability to interpret and implement procedures consistently
- Strong commitment to delivering excellent customer service
- Confident problem-solving skills with a proactive approach
- Strong verbal and written communication skills
- Good numerical ability and attention to detail
- Excellent IT skills, including Microsoft Word, Excel, and property management systems
- Highly organised with the ability to work independently
- Full UK driving licence and willingness to travel
