Role: We are seeking an experienced Residential Block Manager to oversee a portfolio of residential leasehold blocks across the North-West region.
The organisation is a well-established residential property management business focused on delivering high-quality service to leaseholders and clients.
The role is fully remote, with site visits and meetings required as necessary.
The successful candidate will be responsible for managing all aspects of property management, ensuring compliance with lease agreements, legal obligations, and internal policies.

Overview: The Block Manager will oversee a portfolio of approximately 25–28 residential blocks, comprising around 700 units across Manchester, Liverpool, Sheffield, and the wider Northern region.
This is a remote position, however travel will be required for site inspections, meetings, and client engagement.

Responsibilities
- Portfolio
Management: Oversee the day-to-day management of approximately 28 residential blocks, ensuring properties are well maintained and compliant with all regulatory standards.
- Client Relations: Act as the main point of contact for leaseholders, responding to queries and resolving issues in a timely and professional manner.
- Financial Oversight: Prepare and manage service charge budgets, monitor expenditure, and ensure efficient and timely collection of service charges.
- Site Visits: Conduct regular inspections to assess property condition, identify maintenance requirements, and ensure health and safety compliance.
- Meetings: Attend AGMs and client meetings as required, providing updates and addressing queries or concerns.
- Team Collaboration: Work closely with internal support teams, delegating tasks appropriately and ensuring smooth workflow across departments.
- Regulatory Compliance: Maintain up-to-date knowledge of property management legislation and ensure all properties comply with relevant requirements.
- Building
Safety: Working knowledge and experience of the Fire Safety Act 2021 and Building Safety Act 2022, including requirements relating to higher-risk and medium-risk buildings.

- Professional Qualification: ATPI qualification (Associate level or above with The Property Institute)
- Experience: Proven experience in residential block management with strong knowledge of leasehold property management, ideally with HRB experience.
- Driving Licence: Full clean driving licence required for travel across the Northern region, including Sheffield and surrounding areas.
- Location: Candidates should be based within a reasonable commuting distance of the Northern region to support site travel requirements. Skills and Competencies:
- Communication: Strong verbal and written communication skills with the ability to engage effectively with leaseholders, contractors, and colleagues.
