33 days annual leave including bank holidays

Additional earning potential of up to 10% of management fee income on introduced sites (recurring annually while retained)

Full time permanent position (approx. 37.5 hours per week)

Overview

An established, employee owned residential block and estate management business is seeking to appoint a Head of Property Management to lead its property management function across a diverse residential portfolio in the North West of England. The business manages residential developments of varying size and complexity, with responsibility for the upkeep and oversight of communal areas including building structure and insurance, landscaping, car parks, internal communal areas, lifts, and wider estate facilities. The portfolio currently consists of over 4,000 residential units across more than 170 developments, working with a mix of resident management companies, private freeholders, and residential developers. This is a senior leadership position within a close knit, collaborative organisation that places strong emphasis on service quality, teamwork, and professional development. The company operates under an employee ownership structure, with all employees benefiting from the long term success of the business.

Key Responsibilities

  • Lead, manage and develop a small property management team consisting of Property Managers and administrative support
  • Oversee a residential block and estate management portfolio
  • Ensure effective delivery of planned preventative maintenance programmes and reactive works
  • Manage cyclical inspections, compliance, and health & safety obligations across all sites
  • Identify, assess, and resolve property related risks in a timely and thorough manner
  • Support recruitment, onboarding, and ongoing development of team members
  • Contribute to strategic planning and operational decision making at senior level
  • Maintain strong working relationships with clients, contractors, and internal departments
  • Ensure consistent delivery of high quality service standards across all developments
  • Retain oversight of a portfolio of properties, with scope to reduce over time as the team expands

Candidate Profile

The successful candidate will be an experienced and credible property management professional with a strong background in residential block and estate management at a senior level.

  • Proven experience in a senior property management or team leadership role
  • Relevant professional qualifications (TPI or equivalent)
  • Strong knowledge of residential block and estate management practices
  • Excellent leadership and team development capabilities
  • Strong communication skills with the ability to engage effectively with clients, colleagues, and stakeholders
  • Highly organised with the ability to manage competing priorities and deadlines
  • Calm, solutions focused approach under pressure
  • Strong understanding of health & safety and compliance within residential property management
  • Full UK driving licence
