Salary: £40,000 - £45,000 + benefits

Location: Surrey

Hybrid Working: 3 days in office, 1 day on site, 1 day from home

Experience Required:

  • 2-3 years in block management, ideally AIRPM qualified, with experience managing diverse portfolios

Key Responsibilities:

  • Manage a specific residential block management portfolio
  • Regular inspections of properties and grounds, and oversee repairs as needed
  • Day-to-day maintenance of leasehold properties, including contractor management
  • Oversight of contracted and cyclical maintenance tasks
  • Project manage major internal and external works
  • Produce budgets for service charges and reserve funds
  • Manage expenditure against budget and prepare reports as necessary
  • Administer debt recovery for service charges, ground rent, and insurance
  • Ensure compliance with health and safety legislation
  • Manage the section 20 procedure for major works, including legal notices if required
  • Manage onsite staff at properties as needed, including recruitment and appraisals
  • Liaise with the in-house insurance department for claims processing
  • Maintain the website and Qube software
  • Communicate management issues to residents effectively

Minimum Requirements:

  • 2/3 years Block Management experience, including section 20s and service charge budgets
  • Solid job stability
  • Previous experience managing a range of developments including RMCs
  • Excellent customer service, IT, and communication skills
  • Driver's license

Desirable Requirements:

  • Industry related qualifications such as IRPM / RICS / IOSH
  • Knowledge of relevant legislation: Landlord & Tenant Act 1985, Commonhold and Leasehold Reform Act 2002, Health and Safety at Work etc. Act 1974, and The Work at Height Regulations 2005
