Hybrid Block Manager – Maternity Cover Location: Within approx. 1-hour radius of South Manchester Salary: £30,000 – £36,000 Contract: 12-month FTC (potential for permanent role) Start: January / February 2026 ✅ Why This Role? * Hybrid working (after handover — currently Mon & Wed office days, rest from home / on site) * Supportive structure * Dedicated Administrator & Accounts Administrator assigned to you * Manageable portfolio * ~35 developments / ~650 units * Predominantly RMC schemes (very few freeholder-controlled blocks) * No high-rise sites (only a small number over 11m) * Opportunity to step into an autonomous role * New developments to be onboarded in the new year * Potential for a permanent role post-maternity cover (not guaranteed) About the Role You will manage the day-to-day running, financial performance, compliance, and resident experience across a portfolio of residential developments. This is a hands-on, full-responsibility block management position, you’ll be the main point of accountability for your sites, supported by an in-house team familiar with the portfolio. Key Responsibilities -Portfolio & Contractor Management -Oversee routine and cyclical maintenance & contractor performance -Tender, instruct, and manage major works & projects -Conduct quarterly site inspections & follow-up action -Compliance & Health & Safety -Ensure compliance with relevant legislation and regulations * Manage and action key compliance reports: * Fire Risk Assessments * Asbestos surveys * Electrical testing * Lift inspections Financial Management -Prepare annual service charge budgets & secure approvals -Monitor spend vs budget & take remedial action where needed -Support service charge collection and arrears process -Approve invoices and support year-end accounts process -Leasehold & Legal * Ensure lease compliance and uphold RMC / company obligations * Deliver Section 20 consultations where required * Manage insurance matters including claims and renewals * Prepare pre-sale packs & oversee property ownership changes Meetings & Communication * Arrange, attend, and where required chair AGMs/EGMs * Build excellent relationships with residents & directors * Provide timely, professional communication at all times Administration & Reporting * Maintain fully accurate portfolio compliance and CRM records * Track tasks and deadlines in line with company standards * Identify potential new business opportunities About You ✅ 2+ years in residential block management ✅ Must be able to drive / have own vehicle for site visits ✅ Experienced with RMCs, AGMs, budgets & Section 20 ✅ Confident making decisions and managing responsibility ✅ Knowledge of leasehold law & compliance requirements ✅ Able to work hybrid and travel to sites when needed ⭐ TPI / IRPM / RICS qualification preferred Environment & Culture This role suits someone who enjoys: -Managing their own portfolio with autonomy -Working closely with directors and leaseholders -Being part of a supportive, collaborative team
