A well-established and growing demolition and strip-out contractor is seeking an experienced Commercial Lead to work directly alongside the Operations Director in driving commercial performance across the business. This is a hands-on leadership role within a dynamic, medium-sized contractor delivering a varied portfolio of demolition, strip-out and enabling works projects. You will typically oversee 6–8 live projects at any one time, providing both strategic oversight and day-to-day commercial input.
The Role
- Lead all commercial activity across multiple live demolition and strip-out projects
- Take a hands-on approach to pricing, tendering and cost planning
- Build up project costs from first principles, including direct labour, internal trades, joinery, brickwork and associated works
- Oversee valuations, variations, procurement and final accounts
- Manage and mentor a small commercial/operational team including 2 Contracts Managers, a QS and a Buyer
- Work closely with the Operations Director to improve processes, margins and overall business performance
- Contribute strategically to business growth while remaining actively involved in delivery
The Candidate
- Strong commercial background within demolition, strip-out, enabling works or potentially civils
- Experience working within a small to medium-size contractor environment
- Comfortable pricing and managing varied projects rather than operating in a siloed corporate structure
- Capable of operating at both detailed, hands-on level and higher-level strategic thinking
- Commercially astute, confident and proactive in decision-making
- Strong leadership and communication skills
