Blaymires Recruitment is representing an established, family-run construction and manufacturing business that is seeking a motivated Estimator / Surveyor to play a key role in its continued growth. The company has been operating successfully for over 40 years and delivers a diverse range of projects, including high-end residential homes, church halls, village halls, nurseries, school classrooms, and self-contained granny annexes, with project values typically ranging from £100k to £3m.
This is a broad, hands-on role suited to an experienced commercial professional with a strong background in estimating, quantity surveying, and buying. Reporting directly to the Managing Director, the successful candidate will take ownership of the commercial function across both residential and commercial divisions, which have a combined turnover of approximately £7m. Experience within residential development or modern methods of construction would be advantageous.
The Role
- You will have full responsibility for commercial management while also providing commercial support to the sales process, working closely with senior management, operational, design, and factory teams.
Key Responsibilities
- Commercial Management
- Review, revise, and rewrite the estimating package for domestic, commercial, and residential development projects to ensure it is accurate, current, and user-friendly.
- Maintain and regularly update estimating systems, ensuring accurate tracking of materials, production, and labour costs.
- Review and sign off tenders and contracts in collaboration with the Managing Director.
- Prepare and manage commercial payment schedules for secured projects.
- Issue, record, and manage contract variations, ensuring clear communication with subcontractors.
- Work closely with the Financial Controller to track KPIs on completed projects.
- Prepare and present commercial sales forecasts, budgets, and financial analysis for quarterly reviews.
- Source, negotiate, and manage supplier and subcontractor agreements to secure best value.
- Manage stock material procurement alongside the Factory Manager, ensuring timely replenishment without excess stock.
- Source project-specific materials in line with specifications, programmes, and quality standards.
- Monitor supplier performance and maintain quality control standards.
- Collaborate with the finance team to oversee budgets and reporting.
- Provide commercial support to the sales team, from initial budget estimates through to formal quotations and contract confirmation.
- Undertake site surveys where required.
- Work closely with the design team to develop solutions that align with client requirements and agreed budgets.
About You
- Proven experience in a Commercial Manager, Quantity Surveyor, Estimator/Surveyor, or similar role.
- Minimum qualification of HNC or HND in Quantity Surveying or a related discipline.
- Strong background in procurement, buying, and supplier negotiation.
- Experience within residential construction, timber frame, or modern methods of construction is advantageous.
- Proficient in Microsoft Excel, Word, and Outlook; experience with estimating software beneficial.
- Strong commercial awareness with excellent negotiation skills and attention to detail.
- Able to work independently while contributing positively within a collaborative team environment.
