A family-owned, high-end residential building contractor based near Salisbury is seeking an experienced Contracts Manager to join their growing team. The business specialises in bespoke private residential projects, ranging from beautifully crafted country houses and period properties to new-build homes, refurbishments, and extensions. This is not volume construction; every project is individually designed, meticulously planned, and delivered to exceptional standards.
You will be joining a close-knit, highly skilled team united by a passion for craftsmanship, traditional building techniques, and architectural integrity. The role offers the opportunity to work on prestigious homes and sensitive listed buildings, collaborating with discerning private clients and respected consultants in a specialist corner of the industry.
The Role
As Contracts Manager, you will oversee projects from pre-construction through to completion, ensuring they are delivered safely, on programme, within budget, and to the exacting standards the company is known for. You will work closely with Site Managers, Quantity Surveyors, consultants, and the supply chain, taking ownership of contract administration, programme delivery, and overall performance across a portfolio of bespoke residential schemes.
Key Responsibilities
- Manage high-end residential projects, including complex refurbishments, listed buildings, and new-build homes
- Agree and administer contracts with clients, consultants, subcontractors, and suppliers
- Prepare, maintain, and manage construction programmes, identifying critical paths and key milestones
- Monitor progress, risk, and cost control in collaboration with Site Managers and Quantity Surveyors
- Ensure full compliance with contract procedures, protocols, and reporting requirements
- Lead and manage Health & Safety compliance, including CDM 2015
- Chair client, consultant, and site meetings with professionalism and clarity
- Issue contractual notices and maintain accurate, detailed project documentation throughout
What You Bring
- Degree or HND in Construction Management (or similar)
- Significant experience as a Contracts Manager within high-quality residential or traditional construction
- Strong understanding of traditional materials and methods, particularly within period and listed buildings
- Experience working with listed building consents
- Solid knowledge of JCT contracts and administration
- SMSTS or equivalent NVQ qualification
