Quantity Surveyor | Prime & Super-Prime Residential | London

We are partnering with an established specialist main contractor delivering exceptional private residential projects across London.

The business is trusted to undertake complex, high-end refurbishments, structural renovations, basement constructions, listed-building restorations and bespoke interior works for discerning private clients. With a strong reputation for craftsmanship, quality and delivery, it manages projects from early-stage planning through to completion.

Due to continued growth, they are seeking a Quantity Surveyor to support the commercial delivery of a portfolio of prestigious projects.

This is an excellent opportunity for a commercially capable QS who enjoys working on detailed, high-quality schemes and wants exposure to the full project lifecycle within a collaborative, quality-led business.

The role

You will work closely with the Commercial Director, Senior Quantity Surveyors, Project Managers and site teams to manage the commercial performance of complex prime and super-prime residential schemes.

Key responsibilities include:

  • Supporting the commercial management of allocated projects from pre-construction through to final account.
  • Assisting with monthly CVRs, cost reports, cashflows, forecasts and commercial reporting.
  • Preparing and managing interim valuations, variations, payment notices and change-control documentation.
  • Procuring subcontractor and supplier packages, including preparing enquiries, analysing returns and making recommendations.
  • Managing subcontractor accounts, including valuations, payment applications, variations and final-account support.
  • Reviewing drawings, specifications, tender information and RFIs to identify commercial risks and opportunities.
  • Supporting tendering, cost planning and pre-construction activity where required.
  • Assisting with the administration of JCT contracts and ensuring contractual notices and records are maintained.
  • Working closely with project teams to monitor costs, programme changes and project spend.
  • Maintaining accurate commercial records through Procore and other project systems.

About you:

  • Proven experience as a Quantity Surveyor, ideally within a main contractor or high-end residential specialist contractor.
  • Experience working on prime residential, refurbishment or complex fit-out projects is highly desirable.
  • Exposure to projects from procurement through to final account, with a sound understanding of commercial processes.
  • Knowledge of JCT contracts, subcontract procurement, cost management and contract administration.
  • Strong numerical and analytical skills, with good attention to detail.
  • Comfortable working with subcontractors, consultants, clients and internal delivery teams.
  • Highly competent in Excel and Bluebeam; experience using Procore would be advantageous.
  • Commercially aware, organised and proactive, with the confidence to take ownership of packages and develop within the role.
