About the Role
We are seeking an experienced and proactive Commercial Property Acquisitions Manager to assist in supporting our growing network of franchisees with the sourcing, analysing, and execution of property acquisitions. This role is critical to expanding our portfolio and requires a strong blend of market insight, financial analysis, negotiation skills, and relationship management. The ideal candidate is experienced in commercial property deals, proactive, analytical, and looking to play a key role in a dynamic international coffee chain with ambitious growth plans.
Working within the growth team, you will liaise with the Chief Growth Officer, Head of Franchising, Operations and Construction teams to deliver a consistent and joined up process of continuous deal flow.
Key Responsibilities
- Support franchisees in sourcing and evaluating new commercial property opportunities, ensuring they align with our key metrics
- Visit potential sites across the country to inspect the opportunity and analyse visibility, competition, footfall and any other success metrics
- Build and maintain relationships with agents, landlords, asset managers, and industry partners to source the best opportunities
- Conduct basic financial modelling to evaluate the profitability of new stores, and support franchisees with decision making
- Utilise our location data platforms to narrow down target locations within franchise territories and support franchisees in their independent use of the platforms
- Ensure deal terms on all new units meet our minimum requirements
- Present new sites to the property board for approval as required before deals enter legals
- Support the Head of Acquisitions with the organisation and administration of the department, keeping spreadsheets up to date, obtaining updates on deal progress and tracking franchisees pipelines are matching their development schedules
Preferred Skills & Experience
- 5+ years of experience in commercial property acquisitions, asset management, or related roles
- Proven ability to source deals and progress transactions to completion
- A good knowledge of the commercial property sector and legal aspects of leasehold transactions
- An existing network of agents, landlords, asset managers and solicitors to draw on when needed
- Excellent communication, negotiation, and presentation skills
- Highly organized with strong attention to detail and ability to manage multiple deals simultaneously
