We are seeking a Building Surveyor / Project Manager to join our expanding team based in Watford. This is a key role in supporting the growth of our new regional office, where you will be responsible for overseeing the delivery of construction and building-related projects—primarily in the education and healthcare sectors but not limited to these. Projects range in value from £200k to £4m+ and may include new build schemes, refurbishments, compliance upgrades (e.g., fire doors, cladding, M&E systems), and internal modernisation works. The successful candidate will carry out project management, contract administration, and employer’s agent duties, working closely with clients, contractors, and consultants throughout the project lifecycle.
A full UK driving licence and access to a vehicle are essential.
Main Duties & Responsibilities:
- Preparing specifications and design documents for tendering purposes
- Carrying out contract administration under JCT forms (D&B, Intermediate, Minor Works)
- Acting as Employer’s Agent and Project Manager from inception through to completion
- Delivering feasibility studies, condition surveys, and Asset Management Plans (AMPs)
- Undertaking site inspections and preparing progress reports and meeting minutes
- Managing project budgets, valuations, payment applications, and variations
- Coordinating with clients, consultants, and contractors across multiple projects
- Ensuring compliance with all Health & Safety legislation and CDM regulations
- Supporting bid submissions or funding applications as required
- Mentoring graduate or junior members of the team over time
- Responding to any other reasonable requirements aligned with the role

Qualifications & Experience:
Essential:
- Degree in Building Surveying or a related discipline (preferably RICS-accredited)
- Demonstrable experience working in a consultancy environment
- Project Management or Surveying experience in the education or public sector
- Knowledge of government-funded building improvement schemes
- Strong understanding of JCT contracts and contract administration
Desirable:
- Chartered membership of RICS, CIOB, MAPM or working towards
- Postgraduate qualification in Building Surveying, Project Management or similar
- Familiarity with CAD software (AutoCAD or similar)
- Experience supporting bid writing or capital funding applications
- Previous involvement in mentoring or training junior staff
