Exciting opportunity to work for an established service provider operating across premium residential sites in West London. CBW are recruiting for an Operations Manager on a 12‑month fixed‑term contract to oversee the effective delivery of all engineering and maintenance services across the estate. The role will support two sites based in West London, supporting the mobilisation of the contracts. The successful candidate will ideally start in January. The client is also open to considering a Junior Facilities Manager ready to take the next step in their career.
Hours of Work & Details
- Hours: 08:00 – 17:00
- Days: Monday to Friday (12 days per week working from home)
- Start date: January
- Contract: 12‑month fixed‑term contract
- Salary: £50,000 – £60,000 (dependent on experience)
Key duties & responsibilities
- Manage Planned Preventive Maintenance (PPM) to ensure assets are maintained to high standards
- Ensure full Health & Safety compliance across the estate
- Oversee contractor and supplier performance to maintain quality service delivery
- Control costs and support effective budget management
- Coordinate reactive maintenance and ensure timely resolution of issues
- Maintain accurate compliance documentation and produce required reports
- Communicate effectively with residents, clients, and stakeholders
- Manage day‑to‑day site and estate operations to ensure a safe and well‑presented environment
- Support emergency preparedness and assist in incident response
- Oversee utility management to promote efficient energy and resource use
- Support compliance with the Building Safety Act and maintain required safety information
Requirements
- Background in Hard FM with strong experience using CAFM systems
- Excellent communication, leadership, and motivational skills
- Experience working within high‑end residential environments (desirable)
- Strong understanding of statutory compliance and contract deliverables
- Demonstrable commercial and financial awareness
- Strong verbal, written, and numerical skills; fully computer literate
- Ability to work effectively with stakeholders at all levels, self‑motivated, proactive, and confident in managing a multi‑disciplinary environment
