Job Summary:

The Squatters Cleaning Specialist will be responsible for cleaning and restoring properties that have been occupied by squatters. This position requires someone who is skilled in handling difficult and hazardous cleaning situations, with a deep understanding of the protocols and legal requirements surrounding squatting. The successful candidate will demonstrate the highest standards of health and safety while working in potentially hazardous environments, ensuring compliance with UK laws, including Health and Safety at Work Act 1974, HSE and CSCS regulations, and Biohazard Cleaning Guidelines.

Key Responsibilities:

  • Squatter Property Clean-up:
    • Conduct thorough cleaning and sanitisation of properties where squatters have occupied, including removal of any biohazardous materials, human waste, and refuse.
    • Address damage caused by squatters, including cleaning and disinfecting surfaces, furniture, carpets, and other property contents.
    • Use appropriate cleaning agents and equipment, such as steam cleaners, high-pressure washers, and specialist cleaning products to restore properties to a habitable state.
  • Health and Safety Compliance:
    • Adhere to all UK health and safety guidelines, including the Health and Safety at Work Act (1974) and COSHH regulations (Control of Substances Hazardous to Health).
    • Wear appropriate Personal Protective Equipment (PPE), such as gloves, face masks, goggles, and overalls, to protect yourself from hazardous materials.
    • Ensure that all cleaning processes follow best practices for decontamination, including disinfection, virus sanitisation, and the safe disposal of hazardous waste.
  • Environmental and Legal Awareness:
    • Ensure compliance with relevant UK laws regarding property occupation, including squatter rights and eviction procedures.
    • Work with local authorities, landlords, or property management companies to ensure proper documentation and compliance with the Protection from Eviction Act 1977 and other relevant legislation.
    • Handle waste disposal in accordance with the Environmental Protection Act 1990 and local waste disposal regulations.
  • Decontamination and Remediation:
    • Address any environmental health risks, including the removal and cleaning of mould, odours, and pest infestations that may have resulted from squatting.
    • Offer advice to clients on remediation strategies and preventive measures to prevent future squatting and property damage.
  • Customer Interaction:
    • Maintain a professional and empathetic approach when interacting with clients who may have suffered significant distress from squatters or property damage.
    • Provide clear communication regarding the services being performed, expected timelines, and costs.
    • Offer advice on additional services, such as security measures or property restoration if necessary.
  • Documentation and Reporting:
    • Keep accurate records of cleaning procedures, hazardous materials removed, and any incidents that occurred during the cleaning process.
    • Provide clients with detailed reports outlining the cleaning and remediation work carried out, as well as any follow-up recommendations.
    • Maintain up-to-date training and safety records in compliance with company and legal requirements.

Qualifications & Skills:

  • Proven experience in squatter cleaning or biohazard cleaning, ideally in a similar role.
  • Knowledge of Health and Safety regulations and experience in using Personal Protective Equipment (PPE) and Respiratory Protective Equipment (RPE).
  • Experience in cleaning and decontaminating properties after squatters, including handling hazardous waste, biohazards, and chemical cleaning agents.
  • Knowledge of UK property laws, particularly in relation to squatting, evictions, and legal procedures.
  • Strong attention to detail and the ability to work efficiently in potentially hazardous environments.
  • Ability to work independently, as well as part of a team.
  • Excellent communication skills, with the ability to handle sensitive customer interactions with empathy and professionalism.
  • Full UK driving licence may be required, depending on location and the need for mobility.
  • IOSH Managing Safely or equivalent health and safety qualifications.
  • Previous experience in biohazard remediation, hoarders cleaning , or crime scene clean-up.
  • Experience in waste disposal management and compliance with environmental regulations.

Working Conditions:

  • Flexible working hours, including some weekend or evening work, depending on job requirements and client needs.
  • Occasional travel may be required to various locations across the UK, including England, Scotland, Wales, and Northern Ireland.
