Quantity Surveyor / Fund Monitor – Housebuilding

Location – Manchester / Hybrid

Our client is an established and growing property developer and investment business with a strong track record of delivering high-quality residential developments. The business is continuing to expand its development and lending activity, working closely with smaller developers and assessing new residential schemes from initial proposal through to delivery.

The Role

This is a combined Quantity Surveying and Fund Monitoring position, working closely with the lending team to assess and appraise new residential development opportunities.

You will be responsible for ensuring proposed schemes are commercially viable, properly costed, and capable of being delivered within the agreed budget before subsequently monitoring approved developments and managing the drawdown process.

Key responsibilities will include:

  • Carrying out commercial due diligence on proposed residential development schemes
  • Reviewing developer budgets to ensure they are realistic, comprehensive, and deliverable
  • Reviewing planning conditions, surveys, reports, specifications, and other project documentation
  • Assessing proposed construction costs and identifying potential risks
  • Reviewing subcontractor and supplier quotations, including inclusions and exclusions
  • Completing material take-offs where required
  • Assessing whether proposed specifications comply with relevant Building Regulations, designs, and site restrictions
  • Providing final commercial approval on whether schemes can be delivered within the stated budget
  • Monitoring approved developments throughout the construction process
  • Visiting sites to assess progress, quality, and programme
  • Reviewing developer payment claims against actual progress on site
  • Producing drawdown certificates for approved developments
  • Managing the subsequent drawdown process for agreed funding
  • Managing a portfolio of approximately 3-5 developments at any one time
  • Working across developments at varying stages, from pre-development through to active construction

The Ideal Candidate

The successful candidate will have:

  • Previous experience as a Quantity Surveyor within housebuilding / residential construction
  • Experience undertaking site visits and assessing construction progress
  • Strong understanding of residential construction and development costs
  • Experience reviewing subcontractor and supplier quotations
  • Ability to identify inclusions, exclusions, risks, and potential cost issues
  • Experience with material take-offs
  • Good understanding of construction specifications and Building Regulations
  • Strong commercial and analytical skills
  • Excellent Microsoft Office skills, particularly Excel
  • COINS experience would be highly preferable
  • Strong attention to detail and ability to assess financial information critically
  • Good communication and stakeholder management skills
  • Ability to work independently and manage multiple developments
  • Full UK driving licence

Travel & Working Pattern

The role offers a highly flexible working pattern, with approximately 3-4 days per month spent travelling to sites or working away.

Sites are typically located across the South of England, including Essex, Kent, Surrey, and the outer areas of London.

Travel can be structured flexibly, either as individual days or consolidated into blocks depending on the location and requirements of the developments.

  • Hotel accommodation reimbursed up to Β£150 per night
  • Β£50 nightly food and drink allowance
  • Car or train travel supported
  • 45p per mile mileage reimbursement for the first 10,000 miles
  • Flexible approach to overnight stays and travel arrangements
