BIM Coordinator in London

Ever issued the same clash report three weeks running? Then you already know the difference between a company that says it does BIM and one that actually does. We're looking for a BIM Coordinator ready for the second kind, on +50MW data centres.

ABOUT US

Straight up: BIMMETRIC is one year old. In that year we've gone from nothing to coordinating large scale data centres at +50MW. That's not a gentle ramp up. That's the deep end. If you've worked on data centres you know why we're expanding. Densest, least forgiving coordination in construction. Tight voids, fast track programmes, and a missed clash that costs real money in a week rather than a year. Coordination isn't a support function on these jobs. It's the critical path. Which is why we're hiring properly rather than spreading the existing team thinner.

Here's the honest part. Joining a one year old business means the standards here aren't set in stone yet. There's no fifteen years of "that's how we've always done it" to argue with. The processes you'd be working to are largely the ones you'd help write. That's either exactly what you want, or it isn't. If it is, read on.

WHAT YOU'LL ACTUALLY GET HERE

• Issues that get closed. Coordination has owners, dates and follow up. Your reports change what happens on site.
• Clients where BIM genuinely matters. Not box ticking for a tender. The people we work for use the model to build.
• Mainly remote, hours you arrange yourself. Around two office days a month.
• An experienced team behind you. Everyone here has years on live projects, so you're never the only one who knows how the model works.
• Room to grow. At our size and our rate of growth, that isn't a five year queue.

THE ROLE

• Owning coordination across live data centre projects.
• Owning coordination end to end: federated model reviews and clash detection reporting.
• Actively proposing the fix, not just flagging the problem. We expect you to come to the meeting with a workable solution, not a list of red dots.
• Heavy MEP coordination in constrained plant rooms, risers and ceiling voids.
• Directing our international outsourcing team: setting the tasks, writing the brief, checking what comes back and holding the quality line.

WHAT YOUR DAY WILL LOOK LIKE

• 8:00 Starting up with a fresh coffee. You'll need it.
• 8:15 Checking the latest tasks on the project tracker.
• 8:30 Checking in with the international team, making sure they've got everything they need to crack on with the tasks you've set.
• 8:45 Models open, ready for some coordination.
• 9:00 Team meeting. Seeing what everyone else is up to.
• 10:00 Modelling starts. Straightening out trays, untangling pipes, pushing up ducts.
• 12:00 Lunch.
• 13:00 Client coordination meeting, reporting all the issues you've solved.
• 14:00 Updated drawings come in. Assessing the change and the impact.
• 14:15 Raising RFIs to the client for missing input.
• 15:00 Working out alternatives for the proposed MV routes.
• 16:00 Making sure all the information is ready for the outsourcing team to go ahead with.
• 16:30 Reviewing the completed drawing packs and issuing to client.
• 17:00 Finally time to finish that coffee from this morning.

Every day is different and the timings are indicative. We work flexible hours, as long as the work gets done.

WHO WE'RE AFTER

• 5+ years of coordination experience, data centres preferred.
• Revit and Navisworks, used in anger.
• Real ISO 19650 knowledge, not just the acronym.
• Comfortable with MEP lead coordination. If your data centre experience is light, heavy industrial, pharma, hospitals or labs all translate well.
• Able to read a schematic without breaking a sweat.
• Able to write a brief clear enough that someone in another time zone can execute it without a follow up call, and comfortable working with an international team.
• Able to tell a lead engineer their model is wrong without starting a war.
• Bonus points for Dynamo, Power BI, point cloud or [your tech]. Judgement matters more to us than badges.

THE NITTY GRITTY

The salary: £40,000 to £45,000 depending on experience. Full time, 40 hours a week, with 25 days holiday plus bank holidays. Mainly remote, with roughly two days a month in the office in the Reading area. You set your own start and finish times. If you're an early bird, good luck beating me in. If you'd rather work later, that's fine too. What isn't flexible is the structure around it: client meetings and team meetings are fixed points you're expected to make, and on office days we expect you in at the normal time. Put simply, the hours are yours to arrange. The commitments aren't. You'll need the right to work in the UK. We're not able to sponsor visas.
