Senior Pre-Construction Manager to lead the front-end delivery of projects from concept through to handover, with a genuine opportunity to progress into a

Head of Pre-Construction role within the next 12–18 months.

The Role

You'll lead the pre-construction process on commercial fit-out and Design & Build projects, managing everything from feasibility and estimating through to client presentations, programme development and successful handover to the operations team.

Working closely with clients, designers, project teams and the supply chain, you'll ensure projects are commercially viable, technically compliant and ready for successful delivery.

Key Responsibilities

  • Lead pre-construction activities across multiple projects.
  • Prepare detailed cost plans, estimates and tender submissions.
  • Manage feasibility studies, site surveys and risk assessments.
  • Produce pre-construction programmes and scopes of work.
  • Liaise with subcontractors and suppliers to secure competitive pricing.
  • Present costs and proposals confidently to clients.
  • Ensure smooth handover from pre-construction to operations.
  • Mentor junior team members and support continuous improvement.
  • Drive value engineering without compromising quality.
  • Collaborate with internal design, commercial and operational teams throughout the bidding process.

About You

You'll ideally have

  • 5–7+ years' experience in Pre-Construction, Estimating or Construction Management.
  • Strong Design & Build experience within the commercial office fit-out sector.
  • Experience delivering projects valued at £5m+.
  • Excellent estimating, commercial and programme planning skills.
  • Strong knowledge of construction processes, contracts and regulations.
  • Experience using estimating and project management software (such as Auto CAD, Procore, Primavera P6 or Microsoft Project).
  • Excellent communication and stakeholder management skills.
  • A full UK driving licence.
