We are working on a confidential mandate to appoint a Pre-Contracts Director for a well-established London-based office fit-out contractor operating at the premium end of the Design & Build market. This is a senior leadership role, managing a team of 5–6 Senior Pre-Contracts Managers, with full responsibility for pre-construction strategy, governance, and commercial risk across a strong and active pipeline of office fit-out projects.
The role:
- Lead and manage the pre-contracts function across multiple live office fit-out bids
- Oversight of projects typically ranging from £2m–£10m
- Strong exposure to Design & Build / JCT contracts
- Work closely with the board, commercial, and delivery teams to secure profitable work
- Set standards, improve process, and drive consistency across the pre-construction team
The individual:
- Proven experience at Pre-Contracts Director / Head of Pre-Construction level
- Strong leadership capability, comfortable managing senior professionals
- Deep understanding of office fit-out procurement, D&B delivery, and JCT forms
- Commercially sharp, composed under pressure, and credible at board level
