Location: Birmingham (Nationwide travel required)
Remuneration Package: £60,000–£90,000 per annum (dependent on experience), plus a car allowance of up to £5,000 per annum, along with commission payments and discretionary company bonus scheme (details of which are currently under review).
Working Arrangements: The Project Director role requires regular attendance at client sites and live project locations, in line with client and operational requirements. Working patterns will be driven by business needs, with a minimum of two days per week based in the office.
About the Role: My client is looking for a confident, client-facing and commercially aware professional with experience in design and build commercial fit-out and refurbishment. The successful candidate will have a strong understanding of the design and build process and procurement route, along with a solid appreciation of how commercial interior and refurbishment projects are delivered and constructed. They will be comfortable engaging clients early, shaping project opportunities and helping convert them into successful schemes. This role requires someone who is driven, client-focused and confident leading conversations at a senior level, with the ability to understand client briefs, identify underlying challenges and develop practical design and build solutions in collaboration with internal teams.
Key Responsibilities:
- Lead and develop winning strategies for design and build project opportunities and bids.
- Act as the primary client advisor, building strong relationships and ensuring clients feel confident and supported throughout the project lifecycle.
- Visit client sites nationwide to meet stakeholders, understand requirements and qualify opportunities.
- Take and interpret client briefs, identifying project objectives, operational constraints and underlying client pain points.
- Build strong rapport and trust with clients, positioning the business as a trusted design and build partner.
- Lead opportunities from initial introduction through briefing, pitch development and project award.
- Prepare and deliver client-facing presentations, pitches and proposals, clearly communicating design and build solutions.
- Work closely with design, pre-construction and delivery teams to develop solutions that align with client expectations, commercial objectives and programme requirements.
- Demonstrate commercial awareness, including negotiating financial aspects of projects and understanding programme movement.
- Maintain clear communication between clients and internal teams and respond flexibly to new enquiries, project changes and evolving client requirements.
Experience & Skills:
- Strong technical understanding of commercial interiors and refurbishment construction within a design and build environment.
- Strong understanding of the design and build procurement route and delivery model.
- Excellent client relationship, communication and stakeholder management skills.
- Confident in client-facing meetings, presentations and pitches.
- Experience preparing winning proposals and pitch documentation for design and build projects.
- Strong commercial awareness, including confidence negotiating financial elements of design and build projects.
- Experience working on projects typically ranging from £500k – £3m+.
- Highly adaptable and flexible, able to respond to evolving client requirements and new opportunities.
