BHA Construction is a well-established contractor and developer with over 40 years of experience delivering high-quality residential schemes across Ireland. With a €55m annual turnover and a growing team of 120+ people, we are now seeking an experienced Senior Quantity Surveyor to join our commercial team.
We are looking for a commercially sharp, proactive Senior QS who can take full ownership of the cost and contract management of a large-scale housing project. You will be a key commercial lead on site, working closely with the Site Manager, Operations Director, and wider project team to ensure the development is delivered on budget and to the required standards. This is a high-impact role with strong long-term progression opportunities as BHA continues to scale.
Key Responsibilities- Manage all commercial aspects of our residential schemes from pre-construction through to final account.
- Prepare, manage, and track project budgets, cashflow forecasts, and monthly cost reports.
- Lead procurement of subcontractors and suppliers, including tendering, negotiation, and awarding of packages.
- Review and manage subcontractor claims, variations, and payment applications.
- Prepare and submit monthly valuations to clients and funders.
- Maintain accurate contract records and ensure compliance with contractual requirements.
- Work closely with the site team to track progress, identify risks, and ensure cost control throughout the project.
- Provide commercial advice to senior management and contribute to strategic decision-making.
- Support value engineering exercises to optimise build cost and programme efficiency.
- Manage final account settlement with subcontractors and clients.
- Degree-qualified Quantity Surveyor with a minimum of 5+ years' experience.
- Strong background in residential construction (apartments or housing).
- Proven track record delivering projects of scale independently.
- Solid understanding of Irish construction contracts and commercial processes.
- Excellent analytical, negotiation, and communication skills.
- Ability to work proactively in a fast-paced, contractor/developer environment.
- High level of accuracy, organisation, and commercial awareness.
- Permanent role on live projects in Ireland.
