Job Purpose: The role is responsible for ensuring that all environmental conditions across the site are maintained at all times, particularly relating to critical building systems. The engineer will carry out planned preventative maintenance, reactive tasks, and breakdown works to all mechanical and electrical systems within the building. The position requires strong technical knowledge of air conditioning, UPS, generators, and LV systems, as well as the ability to fault-find using graphical information and alarm data.
Key Responsibilities:
- Carry out routine planned preventative maintenance on all mechanical and electrical plant in line with site schedules and asset lists.
- Complete all reactive maintenance tasks throughout the building and identify opportunities for improvement, including work related to concessionary stores and fabric items.
- Ensure sub-contractors deliver work to contract standards, including approving work, ensuring safe methods, and supervising activities while on site.
- Operate the Permit to Work system in accordance with BGIS Quality, Health & Safety procedures and client requirements.
- Quickly diagnose and remedy plant faults and defects to maintain all systems in full working order.
- Ensure appropriate spare parts are available and provide parts lists and timescales for remedial work where required.
- Complete all paperwork associated with reactive and breakdown tasks and pass it to the contract administrator without delay.
- Prepare and use Method Statements and Risk Assessments for all tasks to ensure safe working practices.
- Foster good working relationships with BGIS colleagues, subcontractors, and client representatives.
- Maintain a safe and healthy work environment, including wearing uniform and PPE at all times.
- Present a professional image of BGIS to clients at all times.
- Ensure all plant rooms are locked, clean, and maintained to a high standard.
- Supervise and monitor subcontractor activities during maintenance works.
- Complete all assigned tasks as required and ensure all work is carried out with appropriate Health & Safety awareness.
- Work in compliance with all contractual KPIs and SLAs.
- Keep the Computer-Based Maintenance System (such as Maximo) updated, ensuring accurate closure of PPM and reactive tickets.
- Follow BGIS-approved Permit to Work procedures at all times.
- Undertake any additional tasks as instructed by the site management team.
- Ensure the engineering team produces near-miss reports, dynamic risk assessments, and accurate site activity records, escalating non-compliance where necessary.
- Proactively check the LOTO system in accordance with BGIS Quality, Health & Safety procedures.
- Monitor and manage building environmental conditions using the BMS to maintain acceptable internal conditions.
