Purpose of Job
To ensure the maintenance of office environmental and critical building systems, providing a high level of service and reliability.
To supervise and assist a shift team in carrying out planned preventative maintenance (PPM) and reactive works within the contracted site.
To be capable of fulfilling the duties of the Shift Leader when required, and to effectively communicate issues to the client in a professional manner.
To manage and issue work orders through a PPM and reactive CAFM system, ensuring that all work is performed safely and to the correct standard.

Working hours are 07:00 to 19:00 and 19:00 to 07:00, following a continental shift pattern.
Key Responsibilities
- Ensure that routine PPM is carried out on all M&E plant in accordance with Site CAFM system requirements and that time is recorded correctly.
- Ensure that reactive tasks throughout the building are completed by the team and that feedback is relayed to the site helpdesk so that the internal ticket system can be updated.
- Ensure that sub-contractors perform to meet the requirements of the contract. Supervise sub-contractor work and safe operation while repairs or services are carried out on site.
- Ensure that plant faults and defects are swiftly remedied to always maintain plant in serviceable order.
- Ensure that suitable spares are available to carry out both maintenance and reactive works. Provide parts lists and estimated timescales to carry out remedial works.
- Source quotes for parts, ensure the required level of critical spares is maintained, and ensure that site stores are kept in a logical and manageable condition.
- Ensure that all relevant paperwork is completed regarding reactive and breakdown works and that it is passed without delay to the Contract Administrator or updated on the site CAFM system.
- Ensure that Method Statements and Risk Assessments are prepared, reviewed and used for all tasks undertaken to always ensure safe working practices.
- Develop a good working relationship with all members of BGIS staff, subcontractors and client representatives.
- Ensure the provision of a safe and healthy working environment, including the wearing of uniform and PPE at all times.
- Ensure the professional image of BGIS is always presented to clients.
- Ensure that all plant rooms under the responsibility of BGIS are always locked and maintained in a clean and tidy condition.
- Ensure awareness of and compliance with contractual KPIs and SLAs.
- Ensure Computer Based Maintenance Systems, such as MCIM/Concept, are kept up to date and that PPM and reactive tickets are closed out with accurate data captured.
- Carry out any other tasks as directed by the Site Management Team.
- Ensure the engineering team on site produces required near miss reports, dynamic risk assessments and detailed records of site activities, challenging and escalating any non-compliance where necessary.
- Proactively check the operation of the LOTO system in accordance with BGIS Quality, Health & Safety procedures and client requirements.
- Oversee the building’s environmental conditions using the BMS system and utilise it to maintain acceptable internal conditions.
- Ensure shift reports are completed to the required standard.

Person Specification
Education
A good basic education is essential, with good written and spoken English and basic mathematics skills.
Training
Formally trained in Electro-Mechanical principles to the equivalent of Level 3 NVQ in Building Services Maintenance.
Experience (Essential)
Experience of working in Building Services within either a corporate environment or a complex building.
Experience of, or exposure to, supervising people.
Shift work experience, including both day and night shifts.
Desirable
HV Authorised Person, Mechanical AP, Vacuum Toilet System knowledge.
Aptitudes
Good verbal communication skills, good written English skills, strong IT skills and logical reasoning.
