Purpose of Job
The role involves maintaining all environmental conditions related to critical building systems, supervising daily operations during a shift, and performing PPM and reactive tasks at the site. Working hours are from 6 am to 6 pm on a continental shift pattern. Candidates must demonstrate knowledge of air conditioning, UPS, generators, LV systems, including fault diagnosis using graphical data and alarm systems.
Key Responsibilities
- Carry out routine PPM on all M&E plant as per site schedules and asset lists.
- Complete reactive tasks and proactively identify areas for improvement, including store and fabric-related issues.
- Manage subcontractors to ensure contract compliance, including approval and safety oversight during repairs.
- Operate a Permit to Work System in line with BGIS and client safety procedures.
- Promptly address plant faults and defects to keep systems operational.
- Ensure availability of necessary spares, providing parts lists and time estimates for repairs.
- Complete all documentation for reactive and breakdown works, updating the CAFM system promptly.
- Prepare and review method statements and risk assessments for all tasks.
- Build positive working relationships with BGIS staff, subcontractors, and client representatives.
- Maintain a safe and healthy working environment, including PPE and uniform use.
- Present a professional image of BGIS to clients.
- Keep plant rooms secure, clean, and tidy.
- Supervise and monitor subcontractor work on site.
- Ensure timely completion of assigned tasks, with proper H&S awareness.
- Adhere to contractual KPIs and SLAs.
- Maintain and update computer-based maintenance systems like Maximo, ensuring accurate ticket closure.
- Perform any other tasks assigned by site management.
- Ensure the engineering team produces near-miss reports, risk assessments, and site activity records, escalating non-compliance issues.
- Proactively check the operation of the LOTO system per safety procedures.
- Monitor building environmental conditions via the BMS system to maintain acceptable internal conditions.
- Complete shift reports to standard.
Accountabilities
- Report to the Contract Supervisor or Technical Manager.
- Work collaboratively within the team.
- This role does not have direct budget responsibility.
- Report indirectly to the Contract Manager.
- May have direct reports, such as shift technicians or day staff.
